proposing a new home on a vacant I�ot on �White Drive �with some

_ , portions of the roof at 17'-11". The roof height in this zone is allowed to
� go to 18', however any portion above 15' has� to be approved by the
� , Architectural Review Commission (ARC). The lot coverage is allowed
at.50% but anything above 35% has to be approved by the ARC.
� � . Commissioner Vuksic said this design looks good and the added height
' of the element really adds to the look of the house. Chair Van Vliet
asked how thick the highest� roof element was and MR. JIM
� MCCATHRIN, representative, �said it was 12". He and Chair Van Vliet `

discussed.how this element will be built and how it will be insulated. �
The Commission and the applicant discussed the foam roof material.
� Commissioner Mclntosh pointed out that the roof will.be visible and the
, foam will be a little lumpy. Commissioner Vuksic said there will be some
. challenges� because right now it's showing the roof as .though it's
actually flat but it's not going to be flat. MR. MCCATHRIN said they will
� taper up the foam. Commissioner Vuksic referred to glass sitting on the
,
,
- � flat roof and said that design will change. �MR. MCCATHRIN pointed out
that the glass goes up the underside of the structure. They also
� discussed how�they will divert the water away from the glass. Chair Van
, , Vliet asked if the fascia was stucco�and how big the flashing was and .
MR. MCCATHRIN said they will be. using 21/2 to 3" flashing. Chair Van
, Vliet felt that was pretty big and pointed out that it will be seen: over the
� � edge of the fascia. �

� , Commissioner Mclntosh asked if they had any creative solutions for the
. roof venting; plumbing, gas, and water heaters. MR. MCCATH,RIN said
, they are trying to move them towards the back so they.'re not visible
� ` � from the street. They both discussed the location of the mechanical
room in the front elevation and the two gas vents that will be coming �,
� through the roof. Commissioner Mclntosh said this will really throw the
design off and suggested they relocate the mechanical room
somewhere else�to preserve the clean lines of the design and add some �
architectural elements to screen them.

Comnnissioner Mc�lntosh said the drip edge detail previously discussed
is an important detail because a lot of times you'll see a thin ga,uge metal
drip edge in a situation like this with really bad connecting details �
` especially with a�foam roof. Commissioner Vuksic said they could ma�ke
. a really good metal flashing element to terminate that foam and create��-
�#he�drip edge that has a substantial gauge. He said they have seen all
� different sizes of drip edges and you don't want a big piece of inetal over
the front of this project. Commissioner Mclntosh said potentially you �
may have a ton of water coming over the garage door because the main
, - roof s�lopes and drains over the garage. Commissioner Mclntosh said
� details like this are going to make this a'�really good project and thinks �
the Commission can require these kinds of ineasures to be taken to
� make it an exceptional piece of architecture.

- Commissioner Vuksic referred to the vents and suggested incorporating
� �� � them into some type of architectural e�lement to continue the sculptural
play going on in the different elements and not to clutte,r it up with
� exposed pieces of inetal. Commissioner McAuliffe said to be clear they -
� , are talking about combustion vents not lumbin vents. MR.

� MCCATHRIN felt that if this is recessed back into the building, it's not
going to be visible: If you are standing on the ground level looking up at
. . this building, or even coming down the street, there is a lot that is hidden � �
just by the virtue of it being recessed. Commissioner Mclntosh said the :

. . have to realize this house is on the no'rth side of the street with u
� neighbors on the south side of the street looking down across the roof.
Comrr�issioner Mclntosh said to the applicant to make this as good as it
a can be because this will be a stand-out piece of architectu're in the
� neighborhood. These are just small little tweaks that is part of the desi n

to�consider. In a design like this you have to consider the placement of � �
, �these �elements and how they will affect the architecture in the end.
Maybe instead of plunking a chimney on the vents they may want to ,
consider relocating it where it's a more appropriate design solution for
�
- the architecture of the building. , �

this, the code requires approval from the ARC for side entry carports at
16'from the curb instead of 16'from property line. He presented the site
, plan showing the conversion of garage'to living space and the location
of the two carports. -
