Crocker National Sank has submitted an irrevocable Letter of Commitment in the amount
of $1,467;321, to provide construction costs to complete the project as described in the
planned construction statement on file.
Completion is estimated to be on or before December 31, 1977.
MANAGEMENT AND OPERATION: The La Rocca Condominium Owners' Association, which you
must join, manages and operates the common area(s) in accordance with the Restrictions,
Articles of Incorporation and the Bylaws.
MAINTENANCE AND OPERATIONAL EXPENSES: The subdivider has submitted a budget for the
maintenance and operation of the common areas. You should obtain a copy of this
budget from the subdivider. Under this budget; the monthly assessment against each
subdivision unit will be 1162.42.
Uhen the project is completed, the budget may increase to approximately $240 per unit
per month, of which amount $24.81 is for reserves for major repairs and replacements.
This could be reduced to `1210 per month, if the guard service is discontinued by the
Board.
The sum of $23,000 has been paid to the homeowners' association for maintenance reserve,
in satisfaction of a deficiency for the period prior to March 15, 1977.
The association may increase or decrease assessments at any time in accordance with
the procedure prescribed in the CC&Rs or bylaws. In considering the advisability of a
decrease in assessments, care should he taken not to eliminate amounts attributable to
reserves for .replacement or major maintenance.
THE INFORMATION INCLUDED IN THIS PUBLIC REPORT 15 APPLICABLE AS OF THE DATE
OF ISSUAiNCE. EXPENSES OF +OPERATION ARE DIFFICULT TO PREDICT ACCURATELY ANID
EVEN IF ACCURATELY ESTIMATED INITIALLY, MOST EXPENSES INCREASE WITH THE AGE
OF FACILITIES AND WITH INCREASES IN THE C05T OF LIVING.
Monthly assessments will commence on all units included in this report during the
month Following the closing of the first sale of a unit. From that time, the sub-
divider is required to pay the association a monthly assessment for each unit which he
owns.
The remedies available to the association against owners who are delinquent in the
payment of assessments are set forth in the CCARs. These remedies are available
against the subdivider as well as against other owners. The subdivider has posted a
bond in escrow in the amount of $70,000, as partial security for his obligation to pay
these assessments. The governing body of the association should assure itself that
the subdivider has satisfied his obligations to the association with respect to the
payment of assessments before agreeing to a release or exoneration of the security.
Portions of this project were completed in 1974 and property is to be conveyed by the
developer in an "as is" condition, with no warranty to the buyer. The agreement you
will sign expressly waives any warranties, whether expressed or. implied.

the Riverside County Recorder, Decenber 18, 1974, as File No. 169193, which include,
among other provisions, the following:

VISION.
SOIL CONDITIONS: An enninaerinn report has been filed and included in the report are
certain structural recommendations. Subdivider has certified that lie will r_o,nply with
the recommendations of the engineer, that the purchasers' funds will be impounded in
escrow, and that no escrows will close until recommendations have been completed.
FLOOD AND DRAINAGE: The Coachella Valley County Water District advises that this tract
lies on the Dead Indian Canyon and Deep Canyon debris cone. This area is protected fr.oin
stormvrater flows by a system of-channels and dikes built and maintained by this district.
This may be considered safe from stormviater flows except in rare instances.
STREETS AND ROADS: As of the date of this report, streets have not been completed.
The subdivider has posted a bond with the city to ensure completion to city standards.
No vehicular access to Cook Street from Lot 1. Lot affected has access to other public
streets.
The streets within this subdivision are private. No provision for their repair and
maintenance has been made by the developer, and it is not contemplated that lie will do
so. All repair and maintenance of these private streets will be the responsi'aility
and expense of the association. The cost is included in the budclet.
According to a letter dated July 13, 1977, the City Attorney for the City of Palm Desert
stated the following:
"The City recognizes the right of ingress and egress of all parties in the
La Rocca Tract to Cook Street and acknowledges the rights of all present
and future owners to utilize the same For such purposes of access as may
bee decreed necessary."
PUBLIC TRANSPORTATION: Reqularly scheduled bus service is approximately two miles from
the subdivision at highway 111.
SCHOOLS: The Desert Sands Unified School ristrict advises that the location and dis-
tance from t1he most distant lot in the tract to tide nearest schools serving this tract
are as follows:
