You should obtain a copy of this budget from the subdivider. Under this budget, the monthly assessment against each two-bedroom unit will be $158 . 96 , of which $15 . 12 is a monthly contribution to long term reserves and is not to be used to pay for current operating expenses, and against each three-bedroom unit will be $181 .62 , of which $17 . 64 is a monthly contribution to long term reserves and is not to be used to pay for current operating expenses. Enclosed is the tentative map, the proposed conditions and copies of the,Health Department and Flood Control District letters on the subject matter. This matter must be set for public hearing at 7:00 P. M. on the City Councils agenda of February 28, 1974, at which time the City Council must approve, conditionally approve or disapprove the tentative map, unless the time limit is extended by mutual consent of the subdivider and the City Council. It was determined by the Planning Commission that the project will not have a significant effect on the environment and a Negative Declaration has been filed. It was found by the Planning Commission that the subject tract is consistent with the Riverside County General Plan of Land Use. The Subdivision Map Act provides that approval of a tentative map shall ter- minate 18 months after the date of approval by the City Council unless an ex- tension of time is subsequently granted by the City Council. If the subdivider is unable to record a final map within the 18 month period, he may file a re- quest with��he City Council for a one-year extension at least 20 days prior to Tract No.. 5291-R City Council Page 2 . February 13, 1974 the last City Council meeting prior to the expiration date. If he is unable to record a final map within the one-year extension, he may request a second extension of time by following this same procedure. The subdivider is advised by copy of this letter that the sale of any lots in a subdivision until such time as all conditions of the subdivision have been complied with and the subdivision has been recorded, is a violation of Section 11538 through 11540 of the Business and Professions Code. The subdivider is further advised that road improvement standards have been adopted by the City. These standards are on file in the office of the Commission, the Surveyor, and with various engineers and contractors throughout the County. Before entering into any contract or performing any work, the subdivider shall review the current standards. The sub- divider is further advised that no improvement work will be approved ex- cept as it is executed according to specific plans and filed with and approved by the Road Commissioner prior to the commencement of any work. This matter must be net for public hearing at 7:00 P.M. on the City Councils agenda of February 2$, 1974, at which time the City Council must approve., co'nditi�onally approve car disapprove the tentative map, unless the time limit JIB extaided by mutual consent of the subdivider and the City Council. It was determined by the Planning Conunission that the project will not have a signi.3cant effect on the environment and a Negative Declaration has been filed. It was found by the Planning Commission that the subject tract is consistent with tl?e Riverside Count.,r General Plan of Land Use. The SaAlvision Map Act Provides that approval of a tentative map shall tmr- minaa:,a 1S months after the date of approval by the City Council unless an ex- tenebm of time is subsegwintly granted by the City Council. If the subdivider is unable to record a final zap within the IS month period, he may file a re- quess with the City Council for a one-year extension at least 20 days prior to Tract No. 5291-R City Council Page 2 February 13, 1974 the last City Council meeting prior to the expiration date. If he is unable to record a final crap within the one-year extension, he may request a second extension of time by fallowing this same procedure. The subdivider is advised by copy of this letter that the sale of any lots in'a subdivision until such time as all conditiona of the subdivision have been complied with and the subdivision has been recorded, is a violation of Section U538 through U540 of the Business and Professions Code. The subdivider is further advised that road improvement standards have been adopted by the City. These standards are on file in the office of the Commission. the Surveyor, and with various engineers and contractors throughout the County. Before entering into any contract or performing any work, the subdivider shall review the current standards.
