I. REQUEST: Comments and recommednations on a requested tentative tract
map for 1.15 single family lots on a 30-acre site located in the Palm Desert
Country Club area east of Warner Trail and southernly of California Drive.
II. RECOMMENDATION: By minute motion, direct the Secretary to forward the
staff' s comments to the County Eand Division Committee.
III. DISCUSSION: The tract is designed at a density of 3.91 du/acre, with
a minimum lot s.ize.of 7200 sq. ft. , although a number of the lots are larger
than 8000 sq. ft. The staff has the following concerns:
1 . The land slopes toward the northeast and no provisions for handling
surface water drainage are shown.
2. All improvements should be designed for a Schedule A subdivision.
3. Due to the great depth of the parcel , land should be reserved along
the extension of "F" Street, "B" Court, and "B" Street for possible
future connection of streets installed as a part of future tracts
adjacent to the site. The row of lots .along the north & south pro,
perty lines should be broken up by pedestrian access ways toward
the north & south.
4. Several corner lots may not conform to minimum sizes specified
in the County Subdivision Ordinance. Lots less than 70' wide
overly restrict the design of the residence and contribute to monot-
onous and uniform street frontages.

tion was filed in connection with EA No. 4553 on
December 1 , 1976.
Plannin Considerations:

on 30 acres. The proposed land division is consistent with the existing and surrounding
General Plan designations and land uses.
RECOMMEMDAT1ON:
The Land Division Connnittee recommends APPROVAL, subject to the attached conditions,
based on the finding that the proposed land division is consistent with the General Plan
designation of Low Density Residential (3-5 DU/A). The proposed land division is
consistent with the existing adjacent land uses.

Bermuda Dunes District duly 28, 1977
The tentative subdivision shall conform to the requirements of Ordinance 460,
Schedule "A".
1. If any grading is proposed, the subdivider shall submit one reproducible brown-
line and four prints of a comprehensive grading plan to the Riverside County
Su€°ve,yor's Office. The plan shall comply with the Uniform Building Code,
Chapter 70, as amended by Ordinance 457. The Surveyor's Office shall transmit
prints to the Flood Control District and the Department of Building and Safety
for approval.
2. The subdivider shall submit a soils report to the Riverside County Surveyor's
Office, unless waived by the Building and Safety Director. The report shall
address the soils-stability and the geological conditions of the site.
3. The subdivider shall provide easements for roadway slopes, drainage facilities,
utilities, etc. Such easements shall be dedicated as approved by the Road
Commissioner.
4. AdLaquate flood proofing and drainage control shall be provided as approved by
Road Commissioner.
5. Street names .for the proposed subdivision shalt be subject to the approval of
the Road Comnissioner.
6. Dater and sewerage disposal facilities shall be installed in accordance with the
provisions set forth in the Riverside County Health Department letter dated
6/9/77, a copy of which is enclosed.
7. An application shall be processed through the Local Agency Formation Commission
for a new County Service Area or for annexation to an existing Service Area if
stmet lighting is proposed to be installed, or if street lighting is to be
installed on any street which is or will be dedicated to public use. The street
lighting plan shall be approved by the County Road Department prior to instal-
lation of poles and fixtures.
8. The subdivider shall provide the following street improvements in accordance
with Riverside County Road Improvement Standards, Ordinance 461 :
A. "A"n "B", and 'IF" Streets shall be unproved with 44 feet of asphalt concrete
paving and concrete curb and gutter within a 66-foot dedicated right of way.
B. °°C `'D", "E" Streets and "B" Court shall be improved with 36 feet of
asphalt concrete paving and concrete curb and gutter within a 60-foot
dedicated right of way.
C. "A" Court shall be unproved with asphalt concrete paving and concrete curb
and gutter within a dedicated right of way.
D. earner Trail shall be improved with match-up asphalt concrete paving and
concrete curb and gutter located 20 feet from centerline with a 30afoot half-
width conveyed right of way.

F. Lot access shall be restricted on Warner Trail and the lots located along
the easterly boundary of the tract and so noted on the final map.
F. Standard coal-de-sacs' and knuckles shall be constructed throughout the
subdivision.
G. Corner cutbacks shall be shown on the final map.
9. The subdivider shall comply with the flood control requirements as outlined in
the Coachella Valley County Water District 'letter dated 6/13/77.
10. The subdivider shall provide fire protection in accordance with Schedule "All
standards.
11. The 20-foot ingress/egress easement along the easterly border shall not be
considered as a portion of any of the adjoining lots. Therefore, said easement
is for public access only and is not a portion of any lot in this tract. This
shall be noted on the final map.

Gentlemen:
This area is protected from storsweter flows by the Whitewater River Storm-
hater Channel and dikes built and maintained by this District. This area
may be considered safe frm stormwater ftcvvs except In rare instances.
The District will furnish domestic grater and sanitation service to said area
in accordance with the currently prevailing regulation's of this District.
An existing domestic w6ter system is located within the property. Relocation .
of the existing facilities will be required as part of the subdivi6iore Im-
provements. We request the appropriate public agency to withhold the issuance
of a building permit unti i arrangements have been made with the District for
the relocatlon of these facilities.
The sewage for this area will be treated at the District's Water Reclamation
Plant No. 9 located on Avenue 44 uL Elkhorn Trail .
