The current zoning is R-3(4) for the two lots fronting directly on Alessandro, and R-1-14,000 on the remaining three lots fronting on San Pascual and San Juan. It is the intent of the applicant to construct a multi-family resi- dential project to be compatable with adjacent and surrounding properties. The General Plan indicates a vague division between high density residential (7-18 D.U./A.) and medium density residential (5-7 D.U./A. ) . The Planning Department staff has interpreted the division point to be one lot depth along Alessandro Drive. Under the staff interpretation in order to be consistent with the General Plan, the zoning would be 11=3(4) on the frontage of Alessandro and R-3(7) on the other parcels of property. The staff interpretation would allow a total of 18 units on the project. The applicant is proposing a project that will be designed to be consistent with the goals and policies of the General Plan Housing Element (excerpts attached) and will facilitate by design, a buffer to mitigate the effects of traffic flow and progression of density and intensity, lighting, noise, landscaping features and amenities to be compatable with adjacent single family residences.
