1. THESE PLANS WERE PREPARED USING BASE INFORMATION PREPARED BY SWS ENGINEERING
AND FPBA ARCHITECTS. THE CONTRACTOR IS RESPONSIBLE FOR VERIFYING THE ACCURACY
OF THIS BASE COMPARED TO ACTUAL FIELD CONDITIONS PRIOR TO ORDERING MATERIALS
AND/OR BEGINNING WORK AND IMMEDIATELY NOTIFYING THE LANDSCAPE ARCHITECT OF ANY
DISCREPANCIES. IN THE EVENT THAT THE CONTRACTOR FAILS TO VERIFY THE ACCURACY OF
THE BASE INFORMATION AND/OR FAILS TO IMMEDIATELY NOTIFY THE LANDSCAPE ARCHITECT
OF DISCREPANCIES PRIOR TO ORDERING MATERIALS AND/OR BEGINNING WORK, THEN THE
CONTRACTOR ASSUMES FULL RESPONSIBILITY FOR ANY AND ALL ADDITIONAL LABOR AND

4. REFER TO THE IRRIGATION DETAILS, LEGEND AND SPECIFICATIONS FOR PRODUCT
INSTALLATION AND EXECUTION PROCEDURES.
5. SYSTEM FLOW VELOCITIES SHALL NOT EXCEED 5 FEET PER SECOND. IN THE EVENT THAT
IRRIGATION ZONES ARE ALTERED DURING CONSTRUCTION, THE CONTRACTOR ASSUMES THE
RESPONSIBILITY OF SIZING THE LATERAL LINES ACCORDINGLY, AT NO ADDITIONAL COST TO
THE OWNER.
6. PRIOR TO REQUESTING A WALK THROUGH FOR SUBSTANTIAL COMPLETION, ALL
REQUIREMENTS IN THE CONSTRUCTION NOTES AND SPECIFICATIONS SHALL BE COMPLETED
BY THE CONTRACTOR. REFER TO SPECIFICATIONS FOR QUALITY CONTROL MEASURES
7. DURING THE FINAL WALK THROUGH OF CONSTRUCTION IF IT IS FOUND THAT THE EMITTER
ASSEMBLY SPACING WAS NOT COMPLETED PER PLAN AND/OR THE MANUFACTURER'S
RECOMMENDATIONS THEN THE CONTRACTOR SHALL ADD ADDITIONAL EMITTER ASSEMBLIES,
RELOCATE EMITTER ASSEMBLIES OR CHANGE EMITTERS AS DIRECTED BY THE LANDSCAPE
ARCHITECT AT NO ADDITIONAL COST TO THE OWNER.
8. COORDINATE IRRIGATION SLEEVING PRIOR TO THE BEGINNING OF HARDSCAPE INSTALLATION.
INSTALL ALL PRESSURE SUPPLY LINE, LATERAL LINE AND IRRIGATION HEADS/EMITTERS AFTER
SIDEWALK, CURB AND GUTTER INSTALLATION IS COMPLETE.
9. INSTALL ALL IRRIGATION AS PER IRRIGATION SPECIFICATIONS, DETAILS AND AS SPECIFIED ON
LEGEND. THE CONTRACTOR SHALL BE RESPONSIBLE FOR FLUSHING NON PRESSURE LATERAL
LINES PRIOR TO INSTALLATION OF EMITTERS AND BUBBLERS, AND FOR FLUSHING ONCE AGAIN
ONCE THE EMITTERS AND BUBBLERS HAVE BEEN INSTALLED. THE CONTRACTOR SHALL ALSO
BE RESPONSIBLE FOR REPLACING ALL PLANT MATERIAL LOST DUE TO CLOGGED NON
PRESSURE LATERAL LINES OR CLOGGED EMITTERS/BUBBLERS DURING THE CONSTRUCTION
PERIOD AND FOR THE DURATION OF THE MAINTENANCE PERIOD.
10. CONTRACTOR SHALL BE RESPONSIBLE FOR INSTALLING (1) ONE DRIP EMITTER PER SHRUB
FOR ALL SHRUBS ON PLANTING PLANS. DRIP EMITTER ASSEMBLY SHALL BE BUILT FROM
DETAIL R-090 AND R-091.
11. PRIOR TO INSTALLATION OF SLEEVING ACROSS ANY HARDSCAPE, CONTRACTOR SHALL FIRST
MARK SLEEVING LOCATION AND HAVE IT APPROVED BY THE LANDSCAPE ARCHITECT, CITY AND
CVWD INSPECTOR. IF CONTRACTOR FAILS TO HAVE SLEEVE LOCATION INSPECTED AND
APPROVED THE CONTRACTOR SHALL BE RESPONSIBLE FOR RELOCATING ALL SLEEVES AT NO
ADDITIONAL COST TO OWNER.
12. ALL WIRE SPLICES, CONNECTIONS SHALL BE SEALED WITH 3M SCOTCH LOCK 3570
CONNECTORS.
13. THE LOCATION OF IRRIGATION LINES AND SYMBOLS ARE DIAGRAMMATIC. ALL IRRIGATION
SHALL BE PLACED IN PLANTING AREAS EXCEPT WHEN CROSSING PAVEMENT.
14. ALL IRRIGATION PRESSURE SUPPLY LINE, WIRES AND LATERAL LINES BENEATH HARDSCAPE
SHALL BE SLEEVED.
15. CONTRACTOR SHALL BE RESPONSIBLE FOR ADDING SPRING/SWING CHECK VALVES TO

INSTALL THE PRESSURE SUPPLY LINE IN THE APPROXIMATE LANDSCAPE AREA AS SHOWN. WHERE PRESSURE SUPPLY LINE RUNS
ADJACENT TO SIDEWALKS IT SHALL BE INSTALLED AT BACK OF SIDEWALK, WHEN POSSIBLE. THE CONTRACTOR IS RESPONSIBLE FOR
CONTACTING THE LANDSCAPE ARCHITECT, CITY AND CVWD INSPECTOR IN THE EVENT THAT THERE ARE ANY EXTENUATING
CIRCUMSTANCES WHICH WOULD CAUSE PRESSURE SUPPLY LINE NOT TO BE INSTALLED USING THE AFORE MENTIONED CRITERIA AND/OR
