Strateqic Plan Obiective approving Approval of this parcel map indirectly contributes to Priority 4 of the Economic Development goals of the Strategic Plan by providing business -friendly services in order to retain and attract business. Background Parcel Map No. 37137 is located on the south side of Hovley Lane East between Eclectic Street and Cook Street. The map provides for the creation of three parcels from one 3.6-acre parcel within the industrial business park zone. There are existing buildings and improvements on each of the three new parcels and, as conditioned, reciprocal easements for access, drainage, landscaping, and parking are provided for on the map. A prior Southern California Edison easement that encroached into the middle building was quitclaimed, and a new easement to correct the conflict was recorded. The Tentative Parcel Map No. 37137 was approved by Planning Commission on June 21, 2016. Therefore, the Tentative Map will expire on June 21, 2018. This map is substantially the same as it appeared on the Tentative Parcel Map. Those conditions of approval related to the map have been satisfied, and the map conforms to the requirements of the Subdivision Map Act and City ordinances. The Final Subdivision Map of Parcel Map 37137 of City of Palm Desert, California, is hereby approved as the official subdivision map of said parcel map, subject to conditions of the Tentative Parcel Map. 2. The City Engineer is directed to process the Final Parcel Map for recording upon receipt of the required payment of all fees. KLASSEN, CITY CLERK CITY OF PALM DESERT, CALIFORNIA PLANNING COMMISSIV.4 RESOLUTION NO. 2671 CONDITIONS OF APPROVAL CASE NO: TPM 37137 DEPARTMENT OF COMMUNITY DEVELOPMENT: 1. The development of the property shall conform substantially with exhibits on file with the Department of Community Development/Planning, as modified by the following conditions. 2. The development of the property described herein shall be subject to the restrictions and limitations set forth herein, which are in addition to all municipal ordinances and state and federal statutes now in force, or which hereafter may be in force. 3. Prior to issuance of a building permit for construction of any use contemplated by this approval, the applicant shall first obtain permits and/or clearance from the following agencies: Building & Safety Department City Fire Marshal Public Works Department Coachella Valley Water District Evidence of said permit or clearance from the above agencies shall be presented to the Department of Building & Safety at the time of issuance of a building permit for the use contemplated herewith. 4. Applicant shall defend, indemnify and hold harmless the city against any third party legal challenge to these approvals, with counsel chosen by the City at applicant's expense. 5. Tentative Parcel Map 37137 shall be recorded within two years from the date of final approval unless an extension of time is granted; otherwise, said parcel map approval shall become null, void and of no effect whatsoever. 6. Any proposed change to Tentative Parcel Map 37137 will require an amendment, which will result in a new public hearing. DEPARTMENT OF PUBLIC WORKS: 7. The parcel map shall be submitted to the City Engineer for review and approval. 8. Utility easements that conflict with existing buildings will be quitclaimed prior to map recordation. 9. Reciprocal easements for access, drainage, landscaping, and parking between the parcels shall be provided for on the map. 10.
