Commercial Street Suite 206 Springfield, MO 65803 Re: Engineering Services Gunther Residence 321 Augusta Drive, Palm Desert CA 5.120 kW System Size To Whom It May Concern: Pursuant to your request, we have reviewed the following information regarding solar panel installation on the roof of the above referenced home: 1. Site Visit/Verification Form prepared by Empire Solar representative identifying specific site information including size and spacing of rafters for the existing roof structure. 2. Design drawings of the proposed system including a site plan, roof plan and connection details for the solar panels. This information was prepared by Empire Solar and will be utilized for approval and construction of the proposed system. 3. Photographs of the interior and exterior of the roof system identifying existing structural members and their conditions. Based on the above information we have evaluated the structural capacity of the existing roof system to support the additional loads imposed by the solar panels and have the following comments related to our review and evaluation: Description of Residence: The existing residence is typical wood framing construction with the roof system consisting of assumed 2 x 6 dimensional lumber at 24” on center. The attic space is finished and photos indicate that there was no access to visually inspect the size and condition of the roof rafters. All wood material utilized for the roof system is assumed to be Doug-Fir #2 or better with standard construction components. The existing roofing material consists of concrete tile roofing. Photos of the dwelling also indicate that there is a permanent foundation. A. Loading Criteria Used 110 MPH wind loading based on ASCE 7-16 Exposure Category “C” at a slope of 24 degrees 7 PSF = Dead Load roofing/framing Live Load = 30 PSF 3 PSF = Dead Load solar panels/mounting hardware Snow Load = 20 PSF Total Dead Load =10 PSF The above values are within acceptable limits of recognized industry standards for similar structures in accordance with the 2019 California Building Code. Analysis performed of the existing roof structure utilizing the above loading criteria indicates that the existing rafters will support the additional panel loading without damage, if installed correctly. Page 2 of 2 B. Solar Panel Anchorage 1. The solar panels shall be mounted in accordance with the most recent “Ironridge Installation Manual”, which can be found on the Ironridge website (http://ironridge.com/). If during solar panel installation, the roof framing members appear unstable or deflect non-uniformly, our office should be notified before proceeding with the installation. 2. Maximum allowable pullout per lag screw is 235 lbs/inch of penetration as identified in the National Design Standards (NDS) of timber construction specifications for Doug-Fir (North Lumber) assumed. Based on our evaluation, the pullout value, utilizing a penetration depth of 2 ½”, is less than what is allowable per connection and therefore is adequate. Based on the variable factors for the existing roof framing and installation tolerances, using a thread depth of 2 ½” with a minimum size of 5/16” lag screw per attachment point for panel anchor mounts should be adequate with a sufficient factor of safety. 3. Considering the roof slopes, the size, spacing, condition of roof, the panel supports shall be placed no greater than 72” o/c. 4. Panel supports connections shall be staggered to distribute load to adjacent rafters. Based on the above evaluation, it is the opinion of this office that with appropriate panel anchors being utilized the roof system will adequately support the additional loading imposed by the solar panels. This evaluation is in conformance with the 2019 California Building Code, current industry and standards, and based on information supplied to us at the time of this report. FOR GROUNDED SYSTEMS, THE PHOTOVOLTAIC SOURCE AND OUTPUT CIRCUITS SHALL BE PROVIDED WITH A GROUND-FAULT PROTECTION DEVICE OR SYSTEM THAT DETECTS A GROUND FAULT, INDICATES THAT FAULT HAS OCCURED, AND AUTOMATICALLY DISCONNECTS ALL CONDUCTORS OR CAUSES THE INVERTER TO AUTOMATICALLY CEASE SUPPLYING POWER TO OUTPUT CIRCUITS. (CEC 690.35(C)) 10. FOR UNGROUNDED SYSTEMS, THE INVERTER IS EQUIPPED WITH GROUND FAULT PROTECTION AND A GFI FUSE PORT FOR GROUND FAULT INDICATION. 11. The new UL1703 standard introduces the concept of a PV module type, based on 4 construction parameters and 2 fire performance parameters. The purpose of this classification is to certify mounting systems without needing to test it with every module. What roofing materials are covered? All fire rated roofing materials are covered within this certification including composition shingle, clay and cement tile, metal, and membrane roofs. What if I have a Class C roof, but the jurisdiction now requires Class A or B? Generally, older roofs will typically be “grandfathered in”, and will not require re-roofing. However, if 50% or more of the roofing material is replaced for the solar installation the code requirement will be enforced. Where is the new fire rating requirement code listed? 2012 IBC: 1509.7.2 Fire classification. Rooftop mounted photovoltaic systems shall have the same fire classification as the roof assembly required by Section 1505. Where is a Class A Fire Rating required? The general requirement for roofing systems in the IBC refers to a Class C fire rating. Class A or B is required for areas such as Wildland Urban Interface areas (WUI) and for very high fire severity areas. Many of these areas are found throughout the western United States. California has the most Class A and B roof fire rating requirements, due to wild fire concerns. Are standard mid clamps covered? Mid clamps and end clamps are considered part of the PV “system”, and are covered in the certification. What attachments and flashings are deemed compatible with Class A? Attachments and their respective flashings are not constituents of the rating at this time. All code-compliant flashing methods are acceptable from a fire rating standpoint. What mounting height is acceptable? UL fire testing was performed with a gap of 5”, which is considered worst case in the standard. Therefore, the rating is applicable to any module to roof gap. Am I required to install skirting to meet the fire code? No, IronRidge achieved a Class A fire rating without any additional racking components. What determines Fire Classification? Fire Classification refers to a fire-resistance rating system for roof covering materials based on their ability to withstand fire exposure. Class A - effective against severe fire exposure Class B - effective against moderate fire exposure Class C - effective against light fire exposure What if the roof covering is not Class A rated? The IronRidge Class A rating will not diminish the fire rating of the roof, whether Class A, B, or C. What tilts is the tilt mount system fire rated for? The Flush Mount System is a proprietary rooftop mounting system used to support photovoltaic (PV) modules installed in portrait or landscape orientation and set parallel to the underlying roof surface. PV modules are supported by extruded aluminum XR Rails and secured to the rails with IronRidge mounting clamps. The XR Rails are side mounted to a selected roof attachment with 3/8” stainless steel bonding hardware and then attached directly to the roof structure or to a stanchion that is fastened to the underlying roof structure. The Flush Mount System is designed as a Risk Category II structure as defined by ASCE 7-10 Chart 1.5-1. 2. When designing with a roof slope not listed in the span tables, but no greater than 45°, the lesser of the two span values listed immediately below and above the desired slope shall be used. For instance, if one is designing to a roof slope of 12º, use the lesser of the two span values associated with 10º and 15º. 3. The wind speed selection shall conform to ASCE 7-10 Fig. 26.5-1A (Risk Category II wind) and any state & local county/city amendments to the IBC. No special wind topographic features are included in the span tables and the topographic coefficient (Kzt) is taken as 1.0. 4. The snow load used in the span tables is the ground snow and shall conform to ASCE 7-10 Fig. 7-1. If a more restrictive snow load is imposed by a local building code/amendment to the IBC, such snow load requirement shall also be complied with. If the local jurisdiction specified snow load is in the format of a flat roof snow load, it shall first be converted to a ground snow following the local building code/amendment before the application of the attached span tables. No special snow conditions are considered including unbalanced, drifting, sliding or ponding snow. The span tables reflect the ASCE 7 prescribed earthquake loads with the maximum magnitudes being: 1) For ground snow no greater than 42psf: S s ≤ 2.0g for Site Class A, B, C, or D. 2) For ground snow greater than 65psf: S s ≤ 1.0g for Site Class A, B, C, or D. 3) For ground snow between 42 and 65psf: S s ≤ 1.5g for Site Class A, B, C, or D. 6.
