The following conditions apply to this approval: Exterior Lighting Requirements. 1. Landscape lighting color will be soft white (2700K–3000K) 2. Only light bulbs, with a maximum 700 lumens output maybe used for exterior site 1. lighting applications. Light fixtures should be located and designed to avoid sp illover onto adjacent lots. 3. Use of spotlights, and path lights when installed fo r the correct purpose are designed to minimize light leaving a property or impacting a neighbor. 4. Exterior building lighting, either attached to or aspart of a building, shall be the minimum needed to provide general illumination for safety at entries, patios, and outdoor spaces and associated landscape structures. 5. Exterior site/garden lighting must be directed on vegetation or prominent site features and not upon the building. 6. Lighting of plant materials shall be achieved with subtle light sources and down lighting which are designed to provide light in only one direction. 7. To preserve the dark sky, uplighting shall be carefully done designed and installed to minimize impact on neighbors. Lamps and lanterns may not emit up-light 360 degrees. Fixtures should shield bulbs from direct sight lines and prevent stray light from intruding upon neighboring properties. 8. Security lighting maybe installed with timed motion detector sensors which automatically turn off after 5 minutes. 9. Recessed soffit lights over garage doors are allowed if they are accent down lights that do not exceed 700 lumens, with one light per car space. 10. Recessed soffit down lights around the perimeter of a house must also meet the 700 lumens maximum and only 1 light spaced every ten (10) feet or more. Applicable to new construction or remodel only. 11.Exterior Televisions are permitted; however, they must be installed in a location where the light from the TV does not encroach onto the neighboring property. Noise generated by the TV shall be considered when approving location of a TV installation and use of such shall not infringe upon the quiet enjoyment of neighbors. Recognizing that lighting technology is rapidly evolving and there are numerous options available, lumens must be consistent with incandescent lighting. We encourage Owners to investigate and choos e “Night Sky” compliant fixtures which are designed with architectural features that shield excessive light. The intent of this policy is to preserve and enhance our serene desert evenings for years to come. The Board of Directors hopes you will respect the spirit in which it was implemented. Every effort will be made to approve plans as quickly as reasonably possible. Please allow plenty of time for larger projects, as lighting analysis may be complex for extensive renovations. Once your project is completed, please alert management or submit the enclosed completion form. Once received, our office will schedule an inspection of the project by the Architectural Committee. The CC&Rs provide the Architectural Committee with the duty and responsibility to review all applications requesting additions, alterations, improvements, or modifications to the exterior of his/her residence, residential lot, and/or the common area and to ensure that the architectural applications comply with the Architectural Application Guidelines and Procedures and comply with the Association’s Governing Documents and are consistent with the overall conformity and harmony of the original design and the aesthetic beauty our community. Please contact our office upon completion of this project so that the final completion may be signed off by the Architectural Committee and if applicable, any refundable deposit returned.
