NATURE OF PROJECT: Final approval of plans for an addition to an existing building,
new parking area, landscaping and trash area.
LOCATION: North side Frontage Road east of Portola.

Upon reviewing the submitted plans and the presentations by the staff and by the
applicant, the architectural committee approved the final plans for this project.
Date of Action: August 9, 1983
Vote: 3-0
(An appeal of the above action may be made in writing to the city clerk of the City of
Palm Desert within fifteen (15) days of the date of the decision.)

NATURE OF PROJECT/APPROVAL SOUGHT: Final approval of plans for
an addition to an existing building, new parking area, landscaping and trash
area.

Mr. Smith indicated that the preliminary plans for an addition to the
existing building were approved by the commission at its meeting of July 12,
1983. The final plans and landscape plans were acceptable to staff;
therefore, it would recommend approval.
The commission's only concern was that the proposed awnings facing toward
Alessandro be properly maintained.
Mr. Steven H. Sullivan, architect for this project, was present and agreed.
He did not feel the owner or the tenant would want the awnings to
deteriorate.
On a motion by Commissioner Cook, seconded by Commissioner Martin, the
final plans were approved.
Motion carried unanimously 3-0.

BACKGROUND:
The commission at its meeting of July 12, 1983, granted preliminary approval of plans for
an addition to the existing building. There were no special conditions imposed at the time
of preliminary approval.
The final plans are in substantial conformity with the preliminary plans. A detailed
landscape plan has been provided. The final plans are acceptable to staff, the commission
should review them to determine acceptability.
RECOMMENDATION:
That the commission review the final plans for Case No 189 C to determine acceptability.

NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of plans for an
addition to an existing building, new parking area, landscaping and trash area.
LOCATION: North side Frontage Road east of Portola.
ZONE: C-1, S.P.
DISCUSSION:
The applicant is proposing a 1414 square foot addition to the rear of the existing building
to be used for storage purposes as a part of this addition on enclosed parking area with
landscaping and a trash enclosure area proposed.
SITE PLAN AND PARKING:
An application has been filed for a precise plan which will review in detail the site plan
and parking. The addition will complete the building in a rectangular shape and leave a
parking area at the rear adjacent to Alessandro.
LANDSCAPING:
The perimeter of the parking area is to be landscaped. Across the rear manually operated
metal doors will control access to the parking area.
ELEVATIONS:
The proposed addition will be one story in height. The north elevation and the east wall
will be concrete block to match the existing building.
SIGNS:
A sign is shown on the fascia of the north elevation. Details of the sign were not provided.
Concurrent with the addition request, another sign application was submitted to change
the main front sign. This proposed new sign is to be 45 square feet with white letters (1811)
on a dark brown background. This sign would replace the existing sign.
CONCLUSION:
The proposed addition will provide additional storage for the existing business. The
construction will result in a general cleanup and organization of the rear of the business
and a general improvement to the area.
RECOMMENDATION:
That Case Nos. 190 C and 835 SA be reviewed and should the commission decide to grant
preliminary approval to the project it should be subject to the following conditions:
1. Construction plans shall be submitted for approval to the city fire marshal
prior to issuance of building permits. All conditions shall be made a part of
construction and no certificate of occupancy shall be issued until completed.

I hereby acknowledge that I have read and agree, to comply with
all the following requirements, and understand that the Depart-
ment of Building and Safety will not issue a building permit or
allow occupancy on the use permitted until this signed confirma-
tion has been received by the Department of Environmental Services.
The development of this project shall conform substantially to all
development plans submitted in behalf of this case, and as revised
according to the Design Review Board process. Any minor change
requires approval by the Director of Environmental Services. Any
substantial change requires approval by the Design Review Board.
All requirements of any law, ordinance, or regulation of the State,
City, and any other applicable government entity shall be complied
with as part of the development process.
This approval is applicable, subject to the development of this
project, commencing within one year from approval date and being
promptly completed.
Landscaping (with irrigation system) shall be installed prior to
final inspection and receiving certificate of occupancy.
Curb, gutter, curb cuts, and tie-in paving shall be provided along
the full frontage of the lot by means of installation prior to
final inspection or other provisions as approved by the City
Engineer. Construction shall conform to City Standards and all
requirements of the City Engineer.
All new and existing electrical distribution lines, telephone,
cable antenna television, and similar service wires or cables,
which are adjacent to and provide service to the property being
developed shall be installed underground as a part of development
from the nearest existing pole not on the property being developed
