Agreement of compliance to be signed by those applying for review.
I hereby acknowledge that I have read and agree, to comply with
all the following requirements, and understand that the Depart-
ment of Building and Safety will not issue a building permit or
allow occupancy on the use permitted until this signed confirma-
tion has been received by the Department of Environmental Services.
The development of this project shall conform substantially to all
development plans submitted in behalf of this case, and as revised
according to the Design Review Board process. Any minor change
requires approval by the Director of Environmental Services. Any
substantial change requires approval by the Design Review Board.
All requirements of any law, ordinance, or regulation of the State,
City, and any other applicable government entity shall be complied
with as part of the development process.
This approval is applicable, subject to the development of this
project, commencing within one year from approval date and being
promptly completed.
Landscaping (with irrigation system) shall be installed prior to
final inspection and receiving certificate of occupancy.
Curb, gutter, curb cuts, and tie-in paving shall be provided along
the full frontage of the lot by means of installation prior to
final inspection or other provisions as approved by the City
Engineer. Construction shall conform to City Standards and all
requirements of the City Engineer.

IV. DISCUSSION ITEMS:
1. Case No. 159 C - T.G.I. Friday's Restaurant Awnings:
Commissioner Holden asked that staff find out why the T.G.I. Friday's
Restaurant awnings were not enclosed on the ends as required.
Mr. Diaz replied that staff would look into the matter and it would be
corrected.
2. Case No. 194 C - Dunham Remodel:
Commissioner Holden was concerned with the wagon wheel molding on the
fascia. He indicated that it was supposed to allow light through the sidewalk
below and it is merely a molded pattern.
Mr. Diaz indicated that staff would look into this matter.
3. Case No. 166 C - Bullocks Department Store:
Commissioner Holden asked if the commission had approved the aqua colored
sign and asked why they had not placed the Indian motif usually used on the
Bullocks store.
Mr. Diaz indicated that it was Bullock's decision to delete the Indian motif and
staff felt it was a minor modification and approved it.
4. City Information Center Building:
Mr. Diaz reviewed the revised plans with the commissioners and it was the
concensus that the entire building should be resubmitted because of the major
changes involved.

NATURE OF PROJECT: Request for approval of a remodel of an existing commercial
complex.
LOCATION: 73-080 and 73-100 El Paseo.
ZONE: C-1, S.P.
Upon reviewing the submitted plans and the presentations by the staff and by the
applicant, the architectural committee approved the preliminary plans for the remodel of
an existing commercial complex.
Date of Action: August 23, 1983
Vote: 4-0
(An appeal of the above action may be made in writing to the city clerk of the City of
Palm Desert within fifteen (15) days of the date of the decision.)

B. Preliminary Plans:
1. CASE NO: 194 C
APPLICANT/ADDRESS: C.G. Dunham Development, 73-725 El Paseo,
Suite 21 A, Palm Desert
NATURE OF PROJECT/APPROVAL SOUGHT: Remodel of existing
commercial complex.
LOCATION: 73-080 and 73-100 El Paseo.
ZONE:C-1, S.P.
Mr. Smith indicated that this application was for a remodel which would
include changing the roof from the existing flat tile to mission clay tile,
the support posts of the roof overhang would be changed from stucco to
brick and the exposed gable roof ends would be changed to include a glass
window.
Mr. Curt Dunham, indicated that the changes would be a real asset to the
city.
On a motion by Commissioner Holden, seconded by Commissioner Cook,
the preliminary plans for the remodel of the existing commercial complex
were approved as presented.
Motion carried unanimously 4-0.
2. CASE NO: 192 C
APPLICANT/ADDRESS: Chester Dorn, 73-242 Joshua Tree, Palm Desert;
and, J.P. Construction, Inc., 74-831 Velie Way, Palm Desert
NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of
plans for a retail commercial hardware building.
LOCATION: Both sides of Alessandro, 300 feet east of Portola.
ZONE:C-1 S.P. and R-3 (4)
Mr. Smith outlined the proposal for the construction of the new Ace
Hardware store to be located on the property adjacent to its existing
location on the north Frontage Road. The commissioners in reviewing the
plans at study session were concerned as to the actual height of the
parapet walls and their ability to adequately screen any roof -top
equipment.
Mr. Svende Peulique representing the applicant, assured the commission
that the roof -mounted equipment would not be visible. At this time the
actual requirements in the way of roof -mounted equipment have not been
determined; however, there is sufficient flexibility to provide whatever is
necessary.
On a motion by Commissioner Holden, seconded by Commissioner Cook,
the preliminary plans were approved as submitted and subject to the
conditions listed in the staff report.
Motion carried unanimously 4-0.

NATURE OF PROJECT/APPROVAL SOUGHT: Remodel of existing commercial complex.
LOCATION: 73-080 and 73-100 El Paseo.
ZONE: C-1, S.P.
The subject buildings are located on the north side of El Paseo immediately east of
Fidelity Federal Savings and Loan and across El Paseo from the Galleria. The buildings
were units 113" and 114" of the Hughes Investments Development.
The proposed changes include:
1. Changing the roof from the existing flat tile to mission clay tile
to match the roof of Fidelity Federal.
2. The support posts of the roof overhang will be changed from stucco to
brick.
3. Arches will be installed between the support columns. Light fixtures will
be mounted on the outside face of the arches.
4. Exposed gable roof ends will be changed to include a semicircular
architectural feature.
CONCLUSION:
The changes proposed for the existing building which was built in 1979-1980 are
essentially cosmetic and will not result in additional floor area to the buildings.
RECOMMENDATION:
That the commission review the plans for Case No. 194 C for changes to the exterior of
73-080 and 73-100 El Paseo, to determine acceptability.
