Box 2056, Palm Desert, CA 92261. NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of plans for a 7830 square foot multitenant industrial building. LOCATION: East side of Beacon Hill in Palm Desert Business Park. ZONE: S.I. BACKGROUND: The applicant has filed other required applications to consolidate two lots into one and for the precise plan review. Consolidation of the lots will provide for the most efficient use of the land. The site layout provides for a driveway around the perimeter of the building which is located centrally on the two lots. Parking for a total of 16 cars is provided along the side property lines. The rear area provides the twenty-four foot driveway and to the east of it is a fenced storage yard. ELEVATIONS: One single story building, 16 feet in height is proposed. The walls will be concrete or masonry (tan). The units will have aluminum storefronts. A blue Spanish tile covered roof structure extends over the entries. The rear will have overhead entry doors for each of the 3 units. LANDSCAPING: A detailed landscape plan has been provided. The materials to be installed appear acceptable as do their sizes (15 gallon and 24 inch box). A six foot block wall exists on the rear property line. CONCERNS: The preliminary plans have not addressed the issue of signs and this should be done soon so that the design of the building can incorporate an acceptable sign program. RECOMMENDATION: That the plans for Case No. 204 C be given preliminary approval subject to the following conditions: 1. Construction plans shall be submitted for approval to the city fire marshal prior to issuance of building permits. All conditions shall be made a part of construction and no certificate of occupancy shall be issued until completed. 2. Final construction drawings, including a final landscaping, grading, lighting, amenities, trash storage, walkway layout, irrigation plans and sign program shall be submitted to the architectural review commission.
