ARCHITECTURAL COMMISSION
OCTOBER 22, 1985
Commission felt that the Continental Inn sign would be a traffic
hazard in its current position.
It was moved by Commissioner Holden, seconded by Commissioner Martin
to approve Vacation Inn sign as submitted. Carried 5-0
It was moved by Commissioner Holden, seconded by Commissioner Martin
to approve the Continental Inn sign with the following condition.
1. That the sign location be submitted to staff for approval
pertaining to the safety of the sign.
Carried 5-0
2. AGRICULTURAL COMMISSION LETTER
Chairman Gregory indicated that he had received a letter from the
agricultural commission stating that all landscape plans must be
approved by them.
The commission thought that this was an impracticable requirement
and as such they did not wish to formally respond to the letter.
3. HIROKO'S AWNING - Case No. 213 C Amendment #1
Portals submitted a blue and pink 6 foot dome front awning.
Commissioner Cook questioned if the awning would oxidize. Mr.
Beatty indicated that it would a little.
Moved by Commissioner Martin, seconded by Commissioner Cook to
approve the awning as submitted. Carried 5-0
4. REQUIREMENTS FOR SUBMITTALS
Mr. Mark Beatty, Portals, questioned the requirements for submitting
awnings for review. He felt that he has worked hard to meet the city
standards and that other applicants for awnings have received
approval with inadequate information.

Hiroko's is a prominent women's clothing store on E1 Paseo. Thu
owners, like the vast majority of merchants on E1 Paseo, are keenly
aware of the growth of awning usage on the street.
HISTORICAL OVERVIEW OF PRIOR APPROVALt in December 1983 a marquee
entrance canopy was approved for this location by the Palm Desert
Architectual Review Board. The awning was not contructed. This
request is to reapprove the use of an awning in this location and
to modify the prior approval to allow the smaller awning now
requested.
It is felt that the proposed awning will add to the appearance of
the store exterior and boaster the visual exposure of the store.
AWNING TYPEt Requested is a symetrical dome awning with a short
marquee connecting the dome to the building. The curvature of the
awning will follow that of the existing tile work around the
entryway. The unit will 'free hang' form the wall without any
upright supports.
AWNING SIZE: 8'3" wide X 4'11" height X 6'0" projection. This will
place the bottom of the awning at a height just above the top of
the glass doors.
FABRIC/COLOR: After much consideration and the expressed opinion of
black awnings by the P.D.P.O.A. and the Palm Desert Arch. Board,
concerning use of black in awnings. Hiroko felt that a rich blue
would be advantageous to the store image and compliment the store
exterior.
The choice of fabric is Marquee Blue. This is an extremely high
grade vinyl laminate. The material is color f�}t and will not rot
or mildew. The vinyl material is extremely easy to c re for with
minimal maintenance.

AMENDMENT SHEET
Awning Design and Specification
December 23, 1983
After showing Mr. McLaughlin the Awning Design and Specification
letter of Dec. 22 '83, McLaughlin wishes to make the following
changes in the specifications.
Place the store name Hiroko's on the front of the canopy.
Capital letter approx 12" high with proportionate lower
case letters and word length. Letter style will be that
of the company as shown in the drawings and photographs.
The butterfly will be reduced in size and placed above the
wording, Hiroko's on the canopy front.
Lettering and butterfly will be in pink as stated in the
Specification letter.
Your cooperation and understanding of these changes, for the
sake of the design and the client is greatly appreciated.

BACKGROUND:
The applicant is requesting approval of a plan to install a canvas awning over the entry to
extend to the curb. The awning will follow the arched shape of the doorway. Support
posts will be encased in brass sheaths.
The awning itself will be jet black in color and is to have a pink butterfly (logo) on the end
facing the street. On the end and both sides of the awning "Hiroko's" is to be delineated
in pink lettering - (10" - 14" in height).
The total signage in the building will continue to conform to code provisions.
RECOMMENDATION:
That the commission review the plans for Hiroko's, 73-896 El Paseo, Case 213 C and grant
approval.

Agreement of compliance to be signed by those applying for review.
I hereby acknowledge that I have read and agree, to comply with
all the following requirements, and understand that the Depart-
ment of Building and Safety will not issue a building permit or
allow occupancy on the use permitted until this signed confirma-
tion has been received by the Department of Environmental Services.
The development of this project shall conform substantially to all
development plans submitted in behalf of this case, and as revised
according to the Design Review Board process. Any minor change
requires approval by the Director of Environmental Services. Any
substantial change requires approval by the Design Review Board.
All requirements of any law, ordinance, or regulation of the State,
City, and any other applicable government entity shall be complied
with as part of the development process.
This approval is applicable, subject to the development of this
project, commencing within one year from approval date and being
promptly completed.
Landscaping (with irrigation system) shall be installed prior to
final inspection and receiving certificate of occupancy.
Curb, gutter, curb cuts, and tie-in paving shall be provided along
the full frontage of the lot by means of installation prior to
final inspection or other provisions as approved by the City
Engineer. Construction shall conform to City Standards and all
requirements of the City Engineer.
All new and existing electrical distribution lines, telephone,
cable antenna television, and similar service wires or cables,
which are adjacent to and provide service to the property being
developed shall be installed underground as a part of development
from the nearest existing pole not on the property being developed
as required by Municipal Code.
