ZONE: P.C. 3, S.P. DISCUSSION: This item was given preliminary approval at the meeting of May 22, 1984. At that time, the commission approved the plans subject to the proportions of the roof being as shown on the model. The other conditions were the standard ones for commercial projects. With regard to the roof change, the final drawings do indicate a somewhat lower roof height. Staff has advised the applicant to bring the model to the meeting to verify that the required changes have been made. RECOMMENDATION: Staff recommends that the drawings be approved once the roof revision is verified. PALM DESERT ARCHITECTURAL COMMISSION MINUTES MAY 22, 1984 C. ZONE: P.C. 3, S.P. Mr. Smith highlighted the salient points of the staff report for the commission. Mr. Herand der Sarkissian, of California Federal Savings and Loan, and Mr. Don Wexler, of Wexler dt Associates, were present. The applicant submitted a model of the proposed 4971 square foot savings and loan building for the commission to review. Mr. Wexler explained the direction of traffic around the building, and through the drive -up teller. ZONE: P.C. 3, S.P. DISCUSSION: The applicant is proposing to construct a 4971 square foot savings and loan building on Parcel 'Y' at the Palm Desert Town Center. The facility will also include a drive thru teller. SITE PLAN: The building is designed with entries from the parking areas to the south and east. The drive thru teller is located along the north side. The access drive to the drive thru is located at the southwest corner of the parcel and proceeds northerly across the front of the building and continues around the north side of the building to the teller and then exits to the east. ELEVATIONS: Considering the exposure of the building, all four sides have been designed to be architecturally pleasing. The building at its highest point is some 30 feet. The pitched roof will be a dark brown tile with standing seam ribs. The flat roof portion will be tan colored polyurethane decking. The walls will be brown mexican lava veneer, while the plaster will be eggshell and the concrete fascia will be sandblasted and light tan in color. Glazing will be solar grey tinted with dark bronze anodized aluminum frames. LANDSCAPING: The preliminary landscape plan indicates a wide variety of materials including groundcover, shrubs, and trees. All materials proposed should do well in the desert environment. RECOMMENDATION: That the request for preliminary approval of plans for California Federal Savings and Loan, at the Palm Desert Town Center, Case 222 C, be approved subject to the following conditions: 1. Construction plans shall be submitted for approval to the City Fire Marshal prior to issuance of building permits. All conditions shall be made a part of construction and no certificate of occupancy shall be issued until completed. 2.
