1. Construction plans shall be submitted for approval to the City
Fire Marshal prior to issuance of building permits. All con-
ditions shall be made a part of construction and no certificate
of occupancy shall be issued until completed.
2. Final construction drawings, including a final landscaping,
grading, lighting, amenities, trash storage, walkway layout,
irrigation plans and sign program shall be submitted to the
architectural commission. No final inspection or occupancy
permit shall be given by the department of environmental
services to this project until the aforementioned approved
plans and construction shall have been completed.

NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary plans for a single story 5,180
square foot office building.
LOCATION: East side of Las Palmas

DISCUSSION:
The project requires a conditional use permit which staff is recommending in favor of at
the August 7 Planning Commission meeting with a couple minor revisions that affect only
the landscape plan.
ELEVATIONS:
The 16' high structure is proposed to be a waffle-crete building with fluted texture in the
front and west sides and broom texture on the rear and east sides. A mexican tile
mansard roof is also proposed to screen rooftop equipment.
LANDSCAPING:
The most significant amount of landscaping is along the Las Palmas Avenue frontage with
a lawn area in front of the building with four robusta fan palms the applicant has clarified
to be a minimum 12 feet high with xylosema also in this area. The landscaping adjacent
to the parking area includes a 15 gallon jacaranda and bottle brush which is also used
behind the structure to break up the blank wall affect.
The front yard area will be modified somewhat with installation of a curb -side sidewalk
and the parking area will be moved westward two feet to help compensate for a radius at
the alley intersection.
Also, the applicant has agreed to use a sunken trash recepticle which will increase
visibility for alley ingress and egress.
RECOMMENDATION:
Approve preliminary plans subject to the following condition:
1. Final construction drawings, including a final landscaping, grading, lighting,
amenities, trash storage, walkway layout, irrigation plans and sign program shall be
submitted to the architectural review commission. No final inspection or
occupancy permit shall be given by the department of environmental services to
this project until the aforementioned approved plans and construction shall have
been completed.
