NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of plans for a
16,000 square foot 2 story industrial building.
LOCATION: Southeast corner of Boardwalk and St. Charles Place.
ZONE: SI - S.P.
DISCUSSION:
The two story office/industrial building is to contian a total of 16,000
square feet. The north wing will be (4) two story office suites. The west
wing will be primarily shop area and office area on the first floor with
office area above.
ELEVATIONS:
The 27 foot high buildings are conventional in style (somewhat spanish)
with stucco walls and tile roofs with office/storefront entrances.
LANDSCAPING•
The landscape plan shows that the area in front of the building (west and
north yards) will be totally landscaped (no driveway or parking). In
addition, the area adjacent to the east perimeter wall will be planted
with a 4 foot wide landscape strip.
That the commission grant preliminary approval to Case 240 C, subject to
the following conditions:
1. Construction plans shall be submitted for
approval to the City Fire Marshal prior to
issuance of building permits. All conditions
shall be made a part of construction and no
certificate of occupancy shall be issued until
completed.
2. Final construction drawings, including a final
landscaping, grading, lighting, amenities, trash
storage, walkway layout, irrigation plans and sign
program shall be submitted to the Design Review
Board. No final inspection or occupancy permit shall
be given by the Department of Environmental Services
to this project until the aforementioned approved
plans and construction shall have been completed.

the following cases by minute motion. Motion carried 4-0.
