Box 1514, Palm Desert, CA 92261 NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of plans for three industrial buildings (total 38,240 square feet) LOCATION: Northeast corner of Cook Street and St. James Place. ZONE• S.I. S.P. IITSrl ISSTnN- The applicant is proposing to develop a lot in the industrial park. The proposal is for 3 industrial buildings. Building 'A' is a two story building (25 feet) with industrial shop space on the first floor and offices on the second floor. Building 'B' is a single story (18) feet building providing a sales area as well as shop area. Building 'C' is a single story (18 feet) industrial storage facility. ELEVATIONS: The buildings are typical office/showroom type with tile mansard roof. The building 'A' has an overhead door located in the south elevation facing St. James Place. This unit is also served by an overhead door in the west side. Staff suggests that commission consider requiring this east facing overhead door be deleted. With this revision, staff has no objective to the plan as presented. LANDSCAPE PLAN• The landscape plan show the perimeter setbacks to be extensively landscaped and the parking areas to be screened by masonry walls. RECOMMENDATION• That the commission grant preliminary approval to case 241 C subject to the following conditions: 1. Construction plans shall be submitted for approval to the City Fire Marshal prior to issuance of building permits. All conditions shall be made a part of construction and no certificate of occupancy shall be issued until completed. 2. Final construction drawings, including a final land- scaping, grading, lighting, amenities , trash storage, walkway layout, irrigation plans and sign program shall be submitted to the Design Review Board. No final inspection or occupancy permit shall be given by the Department of Environmental Services to this project until the aforementioned approved plans and construction shall have been completed.
