City of Palm Desert within fifteen (15) days of the date of the decision.)

DISCUSSION:
The applicant received planning commission approval of the precise plan of
design at its May 21, 1985 meeting and preliminary architectural approval May
28, 1985.
The final plans are different than those given preliminary approval in that
the rear half of the northerly building has been deleted and in addition a
loading door has been added to the front of the northerly building. Additional
parking is being provided at the rear of the northerly building.
In addition to the usual conditions the applicant at preliminary approval was
directed to upsize the planting material and increase the quantity of shrubs.
Given the extent of the changgs commission should review the plans to determine
acceptability of the total plan. Staff has no objection to commission granting
final approval.

Mr. Diaz pointed out the concerns of staff.
The commission was concerned with the roof mounted equipment not being
adequately screened and the building appearing choppy.
Commissioner Leung felt the overall building needed to be restudied and
made into a full mass. Commissioner Cook indicated that the proposed
materials do not improve the appearance of the building as they should.
It was moved by Commissioner Holden, seconded by Commissioner Cook to
return this case to the applicant for restudy of mass forms and material
selection. Carried 4-0

NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary plan approval of 2 industrial
buildings.
LOCATION: West side Corporate Way, south of Hovley Lane

DISCUSSION:
The applicant received planning commission approval of the precise plan of
design at its May 21, 1985 meeting.
The office/warehouse buildings will both be 24 feet in height. The northerly
building will be one story in height and have a total of 10,833 square feet.
The southerly building will be 13,982 square feet of which 3,424 square feet
is located in mezanine area of two suites.
The northerly building is tucked into the northwest corner of the lot with
zero setback from the north (side yard) and west (rear yard). Parking is
located in front of the building and in the central area between the proposed
buildings. Two access points from Corporate Way are proposed and loop around
the central parking area.
The southerly building is tucked into the southwest corner of the property is
zero setback from the side (south) and rear (west) property line. Parking is
located in front of the building and in the central area between this building
and the northerly one.
The buildings will have waffle crete walls with a 4 foot painted accent stripe.
The store fronts will utilize anodized aluminum dark bronze frames and bronze
glass.
A preliminary landscape plan has been submitted. Commission should review the
proposed elevations and landscape plan. Staff has no objection to the elevations
or landscape plan.
RECOMMENDATION:
That the commission grant preliminary approval to Case No. 253 C, subject to the
following conditions:
1. Construction plans shall be submitted for approval to the city fire
marshal prior to issuance of building permits. All conditions shall
be made a:part_of.construction and no certificate of occupancy shall
be issued until completed.
2. Final construction drawings, including a final landscaping, grading,
lighting, amenities, trash storage, walkway layout, irrigation plans
and sign program shall be submitted to the architectural commission.
No final inspection or occupancy permit shall be given by the depart-
ment of environmental services to this project until the aforementioned
approved plans and construction shall have been completed.
