DISCUSSION:
The plans were given preliminary approval by minute motion on 6-11-85. The
working drawings reflect the preliminary plans.
The landscape drawings now reflect the sidewalks required by the precise plan.
The plan calls for 3 mimosa trees along the street frontage with african sumac
and evergreen peach comprising different sections of the parking lot shading.
Parking lot screening is accomplished through euryops and featherly cassia.
Some rock outcroppings and other assorted shrubbery are located amongst
mounding in the front of the building.
RECOMMENDATION:
Approve final plans subject to:

Mr. Sawa informed the commission that the applicant is now proposing one
sign to be located over the arch way. They are proposing to fill in the notch
at the top of the arch in order to make the sign fit. The color proposed for
the internally lit letters was 2037 yellow with a bronze perimeter.
Commissioner Gregory indicated that the color was bright and that he would
prefer the #2465 yellow.
Mr. Andrade, applicant, stated that the reason for the bright color was so
that the sign would be visible during the day.
It was moved by Commissioner Martin, seconded by Commissioner Cook to
approve Case No. 977 SA subject to the color being changed to #2465 yellow.

DISCUSSION:
The project will be brought before the planning commission at their June 4 meeting.
Staff will be requiring minor site plan changes at that level to the applicant's plan.
The elevation shows a 28 foot building height which results from mansards facing all
sides of the building with some break on the east and west sides.
The proposed building materials consist of smooth textured tilt -up panels, sheet metal
deck fascia and glu-lam beam fascia. The aforementioned mansard roof is proposed
to be standing seam in a brown -rust color while all other colors to be desert tone.
LANDSCAPING:
A preliminary landscaping plan has been prepared showing some mounding along street
frontages and trees located throughout the parking area. The plan does not show the
sidewalks which will be required (six foot curbside).
RECOMMENDATION:
Approve plans subject to the following condition:
1. Final construction drawings, including a final landscaping, grading, lighting,
amenities, trash storage, walkway layout, irrigation plans and sign program
shall be submitted to the architectural commission. No final inspection or
occupancy permit shall be given by the department of environmental services
to this project until the aforementioned approved plans and construction
shall have been completed.

Agreement of compliance to be signed by those applying for review.
I hereby acknowledge that I have read and agree, to comply with
all the following requirements, and understand that the Depart-
ment of Building and Safety will not issue a building permit or
allow occupancy on the use permitted until this signed confirma-
tion has been received by the Department of Environmental Services.
The development of this project shall conform substantially to all
development plans submitted in behalf of this case, and as revised
according to the Design Review Board process. Any minor change
requires approval by the Director of Environmental Services. Any
substantial change requires approval by the Design Review Board.
All requirements of any law, ordinance, or regulation of the State,
City, and any other applicable government entity shall be complied
with as part of the development process.
This approval is applicable, subject to the development of this
project, commencing within one year from approval date and being
promptly completed.
Landscaping (with irrigation system) shall be installed prior to
final inspection and receiving certificate of occupancy.
Curb, gutter, curb cuts, and tie-in paving shall be provided along
the full frontage of the lot by means of installation prior to
final inspection or other provisions as approved by the City
Engineer. Construction shall conform to City Standards and all
requirements of the City Engineer.
All new and existing electrical distribution lines, telephone,
cable antenna television, and similar service wires or cables,
which are adjacent to and provide service to the property being
developed shall be installed underground as a part of development
from the nearest existing pole not on the property being developed
