Mr. Joy indicated that the applicant has provided screening for the
roof mounted equipment as requested by commission and a revised
landscape plan.
Commissioners' Martin and Cook were concerned with the height of the
parapet. They felt it should be raised to provide adequate
screening.
Mr. Wendel Veith, architect, stated that he could add another 8"
block to the parapet. Commissioners' Cook and Martin felt that
would be adequate.
Commissioner Cook questioned who maintained the drainage basin that"
was to be between projects.
It was moved by Commissioner Cook, seconded by Commissioner Martin
to grant approval subject to the following conditions. Carried 5-0
1. That the parapet be raised 8" around the perimeter.
2. That a revised landscape plan be submitted for final approval.

Commission had some concerns with the placement and the strength of
the proposed awning.
Mr. Ernie Brooks, applicant, explained the characteristics of the
awning and noted that it was to be placed at the entrance which was
off of the street frontage.
It was moved by Commissioner Holden, seconded by Commissioner Drury
to approve the awning as submitted. Carried 5-0

NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of 48,000 square foot
two story office warehouse.
LOCATION: West side of Corporate Way.
ZONE: S.1.
DISCUSSION:
The project involves the consolidation of three lots in the Corporate Centre
Business Park into a single development with zero setbacks for the proposed
building on the sides and rear. The parking is located in the center of the
site creating a u-shaped site plan.
The side elevations fare other industrial property while the rear faces a
designated sand dunes park which is currently being processed for a zone
change to residential.
The elevations indicate a flat roof structure 24 feet in height with a tile
mansard and stucco walls. The second story will have balconies while the
doors will be 12 x 12 steel roll -ups painted to match building.
The landscape plan indicates extensive use of mexican fan palms at varying
heights, 2-3 foot boulders and turf in the front of the project with mounding
to screen the parking area. Within the parking area the applicant proposes
shade trees, crushed rock and possibly some cactus.
RECOMMENDATION:
Approve preliminary plans with study given to elevations, subject to:
Final construction drawings, including a final landscaping, grading,
lighting amenities, trash storage, walkway layout, irrigation plans and
sign program shall be submitted to the architectural review commission
prior to your submission to the department of building and safety. No
final inspection or occupancy permit shall be given by the department of
environmental services to this project until the aforementioned approved
plans and construction shall have been completed.
