NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of plans for 6000 square foot industrial building. LOCATION: South side of Mediterranean, east of Boardwalk. ZONE: S.I. S.P. BACKGROUND: This project was reviewed and approved by the planning commission at the meeting of September 17, 1985. The one story industrial building would contain 6000 square feet of floor space and be located adjacent to the south- west corner of the site. An existing planter runs along the rear of the site. SITE DESIGN: The project will share a driveway access (12 feet on each side) with the lot to the east. The majority of the parking is located in the front of the building with some parking and the trash at the rear. ARCHITECTURE: The 24 foot high building is conventional in style with tilt -up concrete panel walls and a recessed store front entrance. The side and rear walls are plain concrete panels. The entrance area will utilize some variation in colors ranging from medium to dark brown. The panel walls will be tan in color. Because of the visibi 1 ity of the back of the building to the south (lot is raised above lots to south), staff feels there should be some type of treatment to break up the expanse of tan wall. LANDSCAPING: A preliminary landscaping plan has been submitted showing species, sizes and location. The applicant wishes to provide berming to screen the parking area. This is acceptable provided the 42 inch continuous berming is provided and adequate landscaping is provided. It would seem that additional planting should be provided in the bermed area with tree sizes increased. CASE NO. 266 C Continued RECOMMENDATION: Staff recommends that the commission review the plans and consider staff's comments regarding architecture and landscaping. If deemed acceptable, staff recommends that approval be subject to the following conditions: Construction plans shall be submitted for approval to the city fire marshal prior to issuance of building permits. All conditions shall be made a part of construction and no certificate of occupancy shall be issued until completed. 2. Final construction drawings, including a final landscaping, grading, lighting, amenities, trash storage, walkway layout, irrigation plans and sign program shall be submitted to the architectural review commission. No final inspection or occupancy permit shall be given by the department of community development to this project until the aforementioned approved plans and construction shall have been completed. 3.
