The criteria has been designed to give tenants a considerable amount of flexibility in personalizing their own business and allow for maximum creativity in sign design. NATURE OF PROJECT/APPROVAL SOUGHT: Final approval of plans for two 14,000 square foot office/industrial buildings. LOCATION: Southeast corner of Cook and St. James. ZONE: 5.1. DESCRIPTION: The final elevations call for a medium sandblasted finish which the applicant has indicated will have a beige tone with recesses adjacent to the suite entrances. The building sections show that the roofs slope towards the front of the structures with 30 inch parapets above the doorways to screen the 24 inch high rooftop equipment. The applicant has followed the preliminary landscape plan that was conditioned by the planning commission to be densely done on the bank facing Cook Street. The preliminary plans showed grass, 9 mondale pines and a solid row of oleander surrounding the parking lot. The final plans show hydroseed parkway mix and six pines with some shrubs (oleanders and junipers) to accent the slope. The parking lot is now shown to be entirely screened with "red tip", (photinia frasern). The applicant has agreed to break up the photinia with dwarf oleander for 70 foot stretches on all street frontages. RECOMMENDATION: Approve final plans subject to the following. I. Increase size of mondale pines to 24" box and located closer to top of bank (6 more required along Cook Street). 2. Provide 70 foot stretches of dwarf oleander (5 gallon) per street frontage for parking lot screen. PROJECT DESCRIPTION: The single story project is designed to have four frontages with an alleyway separating the structures and providing access to warehouse space. An identical project is planned for the adjacent lot. The building elevations show flat roof, concrete tilt up structures 16 feet in height. The building frontages will be staggered with recesses which will be sandblasted brown aggregate with 4 inch reveals. The windows will be bronze anodized. The rear of the buildings wi l l be smooth textured and painted to match while metal roll -up doors are planned. Careful analysis should be given the landscape plan so that it screens the parking area, especially along the Cook Street frontage where a six foot height differential exists. A sidewalk must also be shown on the plan along Cook Street and will necessitate removal of street trees in this area. RECOMMENDATION• Approve this case subject to the following condition: 1. Final construction drawings, including a final landscaping, grading, lighting, amenities, trash storage, walkway layout, irrigation plans and sign program shall be submitted to the architectural commission. No final inspection or occupancy permit shall be given by the department of community development to this project until the aforementioned approved plans and construction shall have been completed.
