DISCUSSION:
The final plans for the single story buildings show blue tile mansards above
suite entrances with split -face block "la Paz" and striated gray block trim
along the top of the building and cedar siding as trim below the blue tile.
The landscape plan accurately reflects changes required at preliminary approval
stage with natal plum predominantly used to screen and carob and indian laurel
used to shade the parking lot. As was the case with the adjacent building to
the north, the top of the bank on the east side of the site adjacent to the
CVWD water treatment facility is not landscaped since the tamarisk trees in
this area sufficiently provide shade and a green backdrop.
RECOMMENDATION:
Approve final plans after analysis of working drawings.

DISCUSSION
The project involves construction of two separate structures (31,642 square
feet and 10,444 square feet) on a portion of a lot that extends along the
entire length of Sego Lane, running from Beacon Hill to Cook Street and the
industrial park entrance (refer to attached map). The existing structures
surrounding this development are both located on this same lot.
The building elevations indicate the same type of structures as built elsewhere
in the park with 16 foot building height and tile mansards above door and
window openings in front.
The 'amount of landscaping for this project is deficient per plans submitted
and results from elimination of indentations in the buildings that were
present in other buildings the applicant has constructed. Staff is requiring
that additional landscaping be provided adjacent to the entrances.
The shallow parking spaces between the buildings can be designated as compact
spaces and also comply with a public works condition of approval by providing
landscaped strip between the two rows or by eliminating some of these spaces
and expand the remaining ones to meet minimum dimensions for a regular sized
stall.
Approve the plans subject to the following.
Clarification as to additional landscaping at suite entrances and
between buildings.
2. Final construction drawings, including a final landscaping, grading,
lighting, amenities, trash storage, walkway layout, irrigation plans
and sign program shall be submitted to the architectural commission.
No final inspection or occupancy permit shall be given by the
department of community development to this project until the
aforementioned approved plans and construction shall have been
completed.

I hereby acknowledge that I have read and agree, to comply with
all the following requirements, and understand that the Depart-
ment of Building and Safety will not issue a building permit or
allow occupancy on the use permitted until this signed confirma-
tion has been received by the Department of Environmental Services.
The development of this project shall conform substantially to all
development plans submitted in behalf of this case, and as revised
according to the Design Review Board process. Any minor change
requires approval by the Director of Environmental Services. Any
substantial change requires approval by the Design Review Board.
All requirements of any law, ordinance, or regulation of the State,
City, and any other applicable government entity shall be complied
with as part of the development process.
This approval is applicable, subject to the development of this
project, commencing within one year from approval date and being
promptly completed.
Landscaping (with irrigation system) shall be installed prior to
final inspection and receiving certificate of occupancy.
Curb, gutter, curb cuts, and tie-in paving shall be provided along
the full frontage of the lot by means of installation prior to
final inspection or other provisions as approved by the City
Engineer. Construction shall conform to City Standards and all
requirements of the City Engineer.
All new and existing electrical distribution lines, telephone,
cable antenna television, and similar service wires or cables,
which are adjacent to and provide service to the property being

GENERAL
SPECIFICATIONS
CUROCO Carports are designed to insure
compliance with the Uniform Building Code.
Necessary plans and installation instructions
are furnished with each structure. All plans
and calculations will be certified by Engineers
registered In your state, if required.
Freight charges on complete units are pre-
paid anywhere in the Western States.
DESIGN CRITERIA: All computations for
safe load, stress, deflection and the like are in
accordance with conventional methods of
structural design. The American Iron and Steel
Institutute Specification, 1980 Edition, has
been used as a guide and CUROCO Carports
are in accordance with those specifications.
Safety factors in excess of 1.65 were used in
the design of the various members making up
a CUROCO Carport. Actual experience and
tests indicate loads in excess of 2 times the
rated load without causing permanent dam-
age. This does not, however, guarantee the
structure beyond the design load.
Beams, purlins, girders and decking were
designed in accordance with American Iron &
Steel Institute 1980 Edition of "Light Gauge
Cold -Formed Structural Members." Columns
and welded plate members are in accordance
with 1980 AISC "Specifications for Design,
Fabrications Erection of Steel Buildings:'
PRE -FABRICATED ECONOMY: All
components, decking, framing and columns
are ready for erection as received. Even the
self -drilling fasteners come with pre -assem-
bled metal and neoprene washers.
PRE -PAINTED with TRIM: Roof deck
panels can be furnished either galvanized or
with factory applied paint, standard color on
top surface and a half white coat on underside.
All Carports are furnished with 1-5/8" fascia
either galvanized, white or in matching color.
Special fascia available. Ask your representa-
tive.
LOAD REQUIREMENTS: Give
CUROCO engineers the roof live load and hor-
izontal wind load in pounds per square foot
(psf) required by your local building codes:
Carports are available for Live Roof Loads to
40 psf. and horizontal wind loads to 25 psf.
ROOF DECK PANELS are supplied with
a G-90 galvanized coating as per ASTM 525.
Beams and Purlins are supplied with a G-60
galvanized coating or equivalent. All according
to SpanloyTm specifications
COLUMNS are supplied with a G-60 galva-
nized coating or equivalent.
MATERIALS: Roof Deck Panels — Beams
— Purlins are cold formed from 80,000 PSI
high -tensile galvanized steel or 50 or 30 KSI
steel of equivalent section properties.
ROOF PANEL DECKING has been
designed for optimum stiffness with reason-
able coverage. Standard length panels are 18'
and 20'. Panels can be rolled to special
lengths if required. Consult factory on maxi-
mum length, as handling and transportation
will control the length. Special beam and girder
lengths are available.

With the above information, CUROCO can
furnish CARPORTS that can be quickly
erected on your site. No welding, just self drill-
ing, self -tapping screws with combination
metal and neoprene washers and a few nuts
and bolts, all furnished with overage to allow
for handling losses.
