LOCATION: 73-760 El Paseo ZONE: C-1 Commission felt the plans were incomplete and without the applicant present could not receive any explanation. Therefore, it was moved by Commissioner Cook, seconded by Commissioner Martin to ask the applicant to resubmit with complete drawings. Carried 5-0 B. Preliminary Plans: 1. CASE NO: 275 C APPLICANT (AND ADDRESS): LARRY MCMACHEN, 74-181 Erin, Palm Desert, CA 92260. MATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of plans for an 8,000 square foot pool supply warehouse. LOCATION: Northwest corner of Beacon Hill and Mediterranean. ZONE: S.I. Commissioner Cook explained that his only concern was that the tile mansard roof looked like it was glued on the building. Chairman Gregory indicated that the landscape plan was inadequate and that a revised plan must be submitted. Moved by Commissioner Martin, seconded by Commissioner Drury to grant preliminary approval subject to the conditions in the staff report. NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of plans for an 8,000 square foot pool supply warehouse. LOCATION: Northwest corner of Beacon Hill and Mediterranean. ZONE: S.I. DESCRIPTION: The proposal is for a "L" shaped slump block structure on a corner lot within the Palm Desert Business Center. Due to the lot's irregular shape and the fact it is on a corner the property owners association for the business center approved the roll -up doors facing outward. though in each case the doors are significantly set back from the street which they face. A tile mansard is also provided above each entryway area. It appears that a row of accent tile is also above each opening to the structure. The landscape plan will need to provide better screening of the parking lot while the trees shown (bottle trees) should be replaced with better shade trees and increased in number and also upgraded in size. The applicant has also agreed to provide additional landscaping adiacent to the building's entrvways. RECOMMENDATION: Approve preliminary plans subject to the following. I. Screening of parking lot (42" in height). 2. Replace bottle trees with more appropriate shade trees and upgrade in size. 3. Provide landscape planters adjacent to the building entryways. I hereby acknowledge that I have read and agree, to comply with all the following requirements, and understand that the Depart- ment of Building and Safety will not issue a building permit or allow occupancy on the use permitted until this signed confirma- tion has been received by the Department of Environmental Services. The development of this project shall conform substantially to all development plans submitted in behalf of this case, and as revised according to the Design Review Board process. Any minor change requires approval by the Director of Environmental Services. Any substantial change requires approval by the Desion Review Board. All requirements of any law, ordinance, or regulation of the State, City, and any other applicable government entity shall be complied with as part of the development process. This approval is applicable, subject to the development of this project, commencing within one year from approval date and being promptly completed. Landscaping (with irrigation system) shall be installed prior to final inspection and receiving certificate of occupancy. Curb, gutter, curb cuts, and tie-in paving shall be provided along the full frontage of the lot by means of installation prior to final inspection or other provisions as approved by the City Engineer. Construction shall conform to City Standards and all requirements of the City Engineer. All new and existing electrical distribution lines, telephone, cable antenna television, and similar service wires or cables, which are adjacent to and provide service to the property being developed shall be installed underground as a part of development from the nearest existing pole not on the property being developed as required by Municipal Code.
