MINUTES ARCHITECTURAL COMMISSION DECEMBER 10, 1985 Mr. Smith explained that the commission, at study session, felt that there should be some redesigning done on the awning so that it would continue to the soffit over the door so that it looks connected to the building. Moved by Commission Cook, seconded by Commissioner Leung to refer this case back to the applicant for restudy. Carried 4-0 3. CASE NO: 280 C APPLICANT (AND ADDRESS)• 1. Commissioner Martin suggested that the copper remain on the building and indicated that he had no problems with the proposal. Moved by Commissioner Martin, seconded by Commission Leung to grant final approval. Carried 4-0. 4. III-B-4 DATE: October 22, 1985 ARCHITECTURAL COMMISSION CASE NO: 280 C APPLICANT (AND ADDRESS): I. HAROLD HOUSLEY, 74-091 Larrea Street, Palm Desert, CA 92260; HOLDEN 8 JOHNSON. NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary plans for two story office building. LOCATION: West side of Monterey Avenue, 90 feet south of Sonora Drive. ZONE: O.P. S.P. DISCUSSION: The proposed project would consist of demolishing the existing structure and constructing a partial two story office consisting of 4320 square feet of floor area. The building would be for his office with some rental area available. The precise plan for this project was approved on October 15, 1985. ARCHITECTURE: The architectural style of this partial two story 25 foot high structure would be contemporary with exterior materials consisting of stucco, metal or tile roofing and masonry veneer. As required by the planning commission approval, the second story sliding glass doors will be removed or the second story balcony wall will be raised to six feet in height. The small amount of sloped roof is presently shown as metal. However, as an alternate, flat concrete tile roofing is proposed. LANDSCAPING• The site is well landscaped in a theme which'is primarily desert. A four foot wide planter will run the length of the rear property line and be planted with trees and shrubs. SIGNAGE: No signage has yet been submitted for approval. When submitted, it will need to be approved. RECOMMENDATION: The commission should review the plans and determine acceptability. If approved the following conditions shall be imposed: 1. Construction plans shall be submitted for approval to the city fire marshal prior to issuance of building permits. All conditions shall be made a part of construction and no certificate of occupancy shall be issued until completed. 2. Final construction drawing, including a final landscaping, grading, lighting, amenities, trash storage, walkway layout, irrigation plans and sign program shall be submitted to the architectural commission. No final inspection or occupancy permit shall be given by the department of community development to this project until the aforementioned approved plans and construction shall have been completed. 3. All conditions of planning commission resolution no. 1092 shall be met, with all design related changes shown on final working drawings.
