Mr. Smith outlined the staff concerns which included the use of two
different sign types, the cocktail signs and the exposed raceway.
Commissioner Holden felt that either one of the sign styles would be
fine as long as only one style was used. He recommended that the
"Cocktail" signs be removed.
Mr. Love explained that there was an entrance to the bar area where
the one cocktail sign is to be located. He noted that he was
requesting the addition of a cupola similar to the existing cupola in
the center.

Mr. Holden indicated that he was going to have to decrease the
height of this building at one point from 10 feet to 9 feet.
Moved by Commissioner Martin, seconded by Chairman Gregory to grant
approval subject to a final landscape plan being approved. Carried
2-0-1 (Commissioner Holden abstaining).

indicated that is was to be mounted on the fascia.

NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of plans for two
story office building.
LOCATION: Southwest corner of Sonora Drive and Monterey Avenue.

DISCUSSION:
The applicant wishes to construct a 5410 square foot office for himself and
other design professionals. In order to provide a larger lot, the applicant
is concurrently processing a street vacation of Sonora Drive through public
works department. Sonora Drive was closed at the extension of the westerly
property line when Monterey Avenue was widened.
The planning commission approved a precise plan of design for -this office on
October 15, 1985, subject to conditions.
ARCHITECTURE:
The partial two story 25 foot high structure would be architecturally
contemporary. Exterior materials would consist of stucco, granite or ceramic
tile veneer, bronze glass and a little amount of metal or tile roof. Air
conditioning equipment will be in a well on the roof.
LANDSCAPING•
The site will be well landscaped in a primarily desert theme. Along the rear
a four foot wide planter would be provided. A six foot high block wall must
be provided along the west (rear) property line to provide privacy and
buffering for the adjacent single family residence.
The patio walls in the front elevation show vines on them. However, the
landscaping plans are unclear. The vines should be provided to soften and
screen the wall.
SIGNAGE:
Plans for signage have not yet been submitted. When submitted, they will need
to be approved by the commission.

RECOMMENDATION:
The commission should review the plans and determine acceptability. The
landscapina question should be resolved. Should you approve the plans, it
should be subject to the following conditions:
Construction plans shall be submitted for approval to the city fire
marshal prior to issuance of building permits. All conditions shall
be made a part of construction and no certificate of occupancy shall
be issued until completed.
2. Final construction drawings, including a final landscaping, grading,
lighting, amenities, trash storage, walkway layout, irrigation plans
and sign program shall be submitted to the architectural commission.
No final inspection or occupancy permit shall be given by the
department of community development to this project until the
aforementioned approved plans and construction shall have been
completed.
3. All conditions of Planning Commission Resolution No. 1091 shall be
met, with all design related changes shown on final working drawings.
