DISCUSSION:
The project has been designed so that each structure will be on it's own lot
with joint access easements between all six lots.
The buildings are proposed to be split -face block with tile mansards above the
windows. Three score s/f block and a top row of trim block will "break up"
the 16 foot high buildings.
All the buildings make use of the required 20 foot setback as landscaping with
additional shrubs in front of the buildings. The designer has specified a
plant list that includes bottle trees with the only staff comment being that
canopy type trees should be used to shade the parking area wherever possible.
The parapet height will vary from 18" to 36" depending on slope.
RECOMMENDATION:
Approve preliminary plans subject to:
1. Provide canopy type shade trees wherever possible surrounding
parking areas.
2. Parapet height shall be at the same height or above top of rooftop
equipment.
