DISCUSSION: March 11, 1986 commission granted preliminary approval of the plans subject to the applicant obtaining approval of a landscape plan. At the time of writing this report a final landscape plan had not been submitted. RECOMMENDATION: That the commission review the final working drawings for Case No. 293 C and grant final approval subject to the review and approval of a landscape plan prior to issuance of building permit. NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of two office/industrial buildings having a combined total floor area of 26,070 square feet. PROJECT DESCRIPTION: The single story project is designed to have four frontages with an alleyway separating the structures and providing access to warehouse space. An identical project was approved for the adjacent lot to the north. The building elevations show flat roof, concrete tilt -up structures 16 feet in height. The building frontages will be staggered with recesses which will be sandblasted brown aggregate with 4 inch reveals. The windows will be bronze anodized. The rear of the buildings will be smooth textured and painted to match while metal roll -up doors are planned. Careful analysis should be given the landscape plan so that it screens the parking area, especially along the Cook Street frontage where a height differential exists. A sidewalk must also be shown on the plan along Cook Street and will necessitate removal of street trees in this area. RECOMMENDATION• Approve this case subject to the following condition. Final construction drawings, including a final landscaping, grading, lighting, amenities, trash storage, walkway layout, irrigation plans and sign program shall be submitted to the architectural commission. No final inspection or occupancy permit shall be given by the department of community development to this project until the aforementioned approved plans and construction shall have been completed.
