to approve the sign located on the wall, not on the fascia. Carried
4-0.

DISCUSSION:
Proposal is for a 12,000 square foot industrial building. Architecture will
be contemporary concrete. A sophisticated desert landscape design is proposed.
As a result of the planning commission requirement for a four foot sidewalk,
the front landscaping will have to be redesigned. There is sufficient extra
space in the parking area to expand the front landscaping to accommodate the
sidewalk which would meander through a II - 12 foot area.
RECOMMENDATION:
Grant preliminary approval with requirement to incorporate four foot sidewalk
into expanded front landscape area.
