NATURE OF PROJECT/APPROVAL SOUGHT: Approval of monument sign replacement and two parking signs for Wells Fargo Bank. LOCATION: El Paseo and Lantana Avenue. ZONE: C-1 Mr. Smith explained that the commission questioned if the freestanding sign was to be Illuminated and If there had to be so much writing on the directional signs. That applicant Indicated that the sign would not be Illuminated and that the directional signs were made somewhere else for them to install. Commissioner Holden questioned the colors to be used. The applicant Indicated that it would have a black background with gold letters and red trim. Commissioner Holden felt that ivory would look better than the gold color. Chairman Gregory stated he had no objection to the proposed signs. Commissioner McCrea asked what the finished height of the freestanding sign would be. The applicant explained that the height is between five and six feet. Ms. Sass noted that the maximum height limit allowed is ten feet. It was moved by Commissioner McCrea, seconded by Commissioner Holden to approve the signs as submitted. NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of a 19,400 square foot office/warehouse structure. LOCATION: North side of Lennon Avenue, 250 feet east of Corporate Way. ZONE: S.I. DISCUSSION: The project received planning commission approval on March 18, 1986 and consists of a 22 foot high, single story structure with possible mezzanine space for future tenants. There is a single row of parking between the structure and the street consisting of 30 spaces of which 2 are to be replaced by landscape islands. Other changes included allowance for a 2 way drive at the west end of the project. A conceptual landscape plan has been submitted which will compliment the existing landscaping. The elevations match the adjacent building previously approved for Guy Evans which consisted of stucco finish, tile mansards above suite entrances with mini -brick pavers added for accent and 2 foot parapets. Some visual relief might be required of rear elevation. RECOMMENDATION: Approval preliminary plans subject to: 1. Final landscape plans to include canopy type trees to shade parking lot and also to show existing landscaping. 2. Any rooftop equipment shall not exceed top of adjacent parapet. 3.
