(e1e) 345-1663 Window Energy Design Concepts Mr. Sipovac of Our Place Restaurant has retained our studio to design, specify, procure and install and awning on the front of his new Palm Desert Restaurant. Mr. Sipovac is aware of the number of awning on E1 Paseo and feels strongly that a good looking awning is a strong 'draw' for a restaurant. We discussed the restaurant's image and the look desired on El Paseo, along with several other factors, and as a result of our discussions, the following awning is proposed: AWNING TYPE: A marquee style awning extending outward from the building facia to the property line. The valance style is 'greek key' to reflect the heritage of the Sipovacs and the style of food being served. The awning will have two upright poles on the front coming down onto the square brick pillars at the sidewalk edge. These uprights will serve as visual balances rather than needed structual supports. AWNING COLOR: Mr. Sipovac wishes to use Sunbrella Pacific Blue. This fabric is the closest color available to the blue in the tile work around the building. LETTERING: Lettering Our Place will be on the front of the awning and on each side in smaller lettering. The letter style will be a personalized free hand style in white. Letter height on the awning front will not exceed 12 inches tall and not exceed 8 inches tall'on the sides. MOUNTING: The lower portion of the building facia will be built up to present the same vertical profile as the upper portion of the facia using wood. The awning will attach to the facia using "Jiffy" style clips and 1/4 inch lag bolts 22 to 4 inches in length. The upright will attach to the brick pillars using bolts and expansion plugs. PUBLIC RIGHT-OF-WAY: The awning will not cross over the public right-of-way. FIRE MARSHALL: This awning meets the guidelines set by Fire Marshall Eric Vogt. If there are any questions concerning this specification proposal, a Portals staff member will be available to answer questions or discuss any matters concerning it. (his) 345-1663 Window Energy Design Concepts AWNING SPECIFICATION SHEET CLIENT: Silverio's Flowers ADDRESS: 4.5-145 San Luis Rey, Palm Desert, Ca. 92260 TELEPHONE: 34.1-3646 The two owners of Silverio's Flowers has retained our studio to design, specify, procure and install an awning and valances on their new Palm Desert shop. We were contacted by the owners regarding the extreme sun,glare problem that they discovered at the new location. We originally discussed conventional window treatments, such as vertical blinds, however, these were quickly eliminated because any treatment on the glass will cut the passer-bys vision into the shop. The shading ability and increased visibility offered by awnings appealed to the shop owners. AWNING TYPE: Proposed awning is a lateral arm style, which retracts and extends by means of a crank mechanism. The basic awning -style has proven its funtionality and durability over the many years of its existance. The newer units, such as this one, have many improvements over their predecessors. These improvements include, stronger/lighter weight construction, more durable and simplier operating mechanisms and improved visual appeal Awning Size;Location: The awning will attach to the facia of the building over the front whop entrance. The top of the facia is 12' 82" above the ground. The facia, and the ning,,are 21' 10 3/4" long. The awning will have an 18" high valance with a weight in pocket on the valance bottom to prevent excessive movement in the wind. The awning will have a maximum extension of.10' 2." The lowest most portion of the awning will remain a minimum of 81' above the ground, as required by the building code. The client has complete control over the amount of extension at any moment, by means of the crank control. Awning Mounting: The awning will secure to the building facia using 3/8" by 4" lag bolts to the building studs in the facia. Awning Lettering: Centered on the valance will be Silverio's Flowers 34.1-3646, as shown in the attached sketch. Capital letter characters.will be 10-12" high and numerals will be 5-10" high. Overall length will be proportionate to heigth. Lettering color will be white. FRONT VALANCE: To provide maximum sun protection and visibility to El Paseo, a aft high valance dill attach to the bottom of the "L" shape area of the front facia over the walkway between Neils Mens Wear and Silverio's. The east facing section is 7' 3" wide and the south facing section is 7' 22" wide.- Front Valance Artwork: Centered on the south facing section of the valance will be a logotype of a floral arrangement as shown in the attached sketch. This will be in white with overall heigth:18-24" No lettering will appear on this valance. REAR VALANCE: On the back side of the shop, (west) there are large windows that the previous tenant closed up with plywood from the inside.' The clients wish to reopen these windows, but are extremely concerned about the afternoon sun. We have proposed a 4 ft. high drop valance, 22' 7" wide. This will be from the north (left) side of the facia to just right of the second beam, (as shown in the attached photograph.) The photograph has a yellow tape measure between the two automobiles. The tape is extended 4 ft. to give scale to the photograph. A 4 ft. drop valance will provide a good amount of shade while allowing maximum window visi- bility and clearance for cars and trucks parking beneath it. Rear Valance Lettering: The same lettering as described for the awning valance, will be placed on this rear drop valance. Valance Construction/ Mounting: Both valances will be constructed and mounted in the same manner. trey will attach along their entire width with awning rail. The awning rail will attach to the uuilding using #10-12 hex head screws 12-2" long, on Max. 18" centers. A pipe'.will fit in a pocket on the valance bottom to serve as a weight to keep the fabric tight and prevent excessive movement in the wind. FABRIC/COLOR: Both the awning and the two valances will be in acrylic blue. The fabric is a woven acrylic designed for the awning industry. It is warrantied against fade, rot, or mildew for 5 years. FIRE MARSHAL I have checked this proposal with the fire marshal. The total square.'ground footage' meets the requirements for this type of fabric on a commercial application. (200sq. ground feet per area.) PUBLIC RIGHT OF WAY: The two valances are over private property. The awning has the ability to extend above the public sidewalk. It will 'free hang' from the building and require no ground supports. This situation has been previously discussed with Palm Desert Public Works officals and meets the guidelines of that office. Cray W Ly°"s Mr. Christy has retained our studio to design, specify, procure, and install an awning on the front of the new office of Wide America Telecom Systems, Inc. (WATS). Mr. Christy has an established air conditioning business in the Coachella Valley and is aware of the benefits of moveable shading devices. The new office for WATS has a southern exposure and Mr. Christy is concerned that the location is too unostentatious and clients will have difficulty locating it. AWNING TYPE: Awning will be a lateral arm style which retracts by means of a crank mechanism. This is an awning style that has proven its funtionality and durability over the many years of its existence. This unit has many improvements over the earlier models on the American market and is much lighter, more attractive and durable than its predecessors. FABRIC: The fabric for this awning is made by Sattler Co. of Europe. It is a woven acrylic designed for movable awning systems. The fabric is extremely durable and holds up very well to the desert climate. The total yardage is under 200 sq. ft., so applicable fire codes are met. COLOR is sold yellow. SIZE: The awning is 18 feet wide with a maximum projection of 10'2". Client has total control over the extension of the awning from zero to the full 1012" extension. VALANCE: To accom- modate the artwork desired, the valance will be a straight style (no pattern or scallops along bottom) The valance height is 18 inches. A pocket along the length of the valance bottom will contain a 1 inch pipe to keep the valance from excessive movement in the wind. ARTWORK: Centered on the valance will be the logotype of the company, WATS and the local office telephone number (See attached representation). The logotype and telephone number will be in black. A red stripewi.11 run through the center of the lettering, "WATS." This stripe will be no wider than 2 inches. The heigth of the lettering, "WATS"will not exceed 14 inches with proportionate length. The telephone number will have a heigth not exceeding 7 inches. MOUNTING: The awning will mount to the facia of the building with the awning right side at the division point between the WATS' office and Hamilton Pools. Lag bolts 3/8 inch by 4 inches will be used to secure the awning to the building. The angle of awning slop is adjustable. The lowest most portion of the awning will remain a minimum of 8 feet above the ground level. PUBLIC RIGHT OF WAY: The awning will 'free hang' from the building and no ground supports will be used. SHAPE: Unit will be a straight drop valance with straight bottom and no projection. This unit will attach to the valance of Something Fabulous, the store ajoining Roy Rubens. Roy Rubens' valance will continue the same lines as the valance of Something Fabulous. Roy Rubens will have no marquee awning attached to it, as Something Fabulous has. CONSTRUCTION: The fabric will attach to the facia of the building using awning rail. The awning rail will attach to the building with #8-10 hex head screws 1-12" long on approx 18" centers. Contained in the bottom pocket of the valance will be 1" steel pipe to keep the valance taut. Vertical tubing will connect the bottom tube to the building facia to make the valance rigid and prevent swaying in i�"'Ads. Tubing members will connect to each other using tap screws. The vertical members will a-cach to the building facia with fitting fastened to the building using the above described hex head screws. FABRIC: Roy Ruben selected Pyrotone Green fabric for the valance. This fabric is flame retardant and registered with the California State!Fire Marshal. Fabric sample attached. LETTERING: Wording Roy Rubens will be printed on the valance in white fabric ink: Letter style will be as shown on attached .sample. Name will appear centered over the prolongation on the door center and 113 the distance from the endge of the facia to its return termination. The Manors cited two reasons for wishing an awning: 1. The store has a southern exposure and receives a great deal of sun. A significant amount of business involves servicing customers automobiles in front of the store. The manors want a shade that will provide some measure of relief for staff members while working in front of the store. 2. The store is located a number of feet back from the highway and the manors wish to increase the visibility of their store and make it easier for customers to locate the facility. AWNING TYPE: Awning will be a lateral arm style which retracts by means of a crank mechanism. This is an awning style that has been available for many years and has proven its functionality and dura- bility. COLOR: The Lock Shop colors are yellow, gray and black. In discuss- ing appearance, styles and visibility, the Manors decided that a yellow awning with black artwork would be the most advantageous. - VALANCE: To accommodate the artwork desired, the valance will be a straight style (No pattern or scollops on bottom.) The heigth of the valance will be 18 inches. On the awning bottom, enclosed in fabric will be a pipe to serve as weight to keep the valance from excessive movement in the wind. ARTWORK: Centered on the valance will be the logo of the client, the burgglar, and the name The LOCK SHOP. Capital letters will be 12 to 14 inches high. All artwork will be in black ink. MOUNTING: The awning will mount to the facia of the building. The facia is 121 inches high, which allows sufficent room for mounting this type of awning. The awning will mount to the facia with 3/8 inch lag bolts 3 to 5 inches in length, depending upon structure encount- ered -by each bolt. The angle of awning slop is adjustable. The facia is 12'4" over the ground and the client is aware of the requirement for any part of the awning to remain a minimum of 8 feet above the ground. The awning will be retracted by the store staff when the facility closes or anytime strong winds develop that could possible effect the stability of the awning. PLACE: Ironwood Country Club - Palmer Room BOARD MEMBERS PRESENT: Fredrick Crockett, Charles Schneider, Rosalie Mortell, Glenn Hart. OTHERS PRESENT: Nelson Colman, Kelly Priest, Marco Maio, Marjorie Lollar from Desert Home Services. Mr. Crockett called the meeting to order at 3:00 P.M. \ ARCHITECTURAL: The Board approved the plans for an addition to \\Y�� Sam McGaughey's home at.73-443 Boxthorn pending a certified survey and a review with his neighbor, Mr. Kelly. 1981 BUDGET: Mr. Colman reviewed the budget worksheets with the Board. Mr. Crockett stated that the Association would use last years CPA, Mr. Leight, for the 1980 audit. A new bid for insurance was entered by Bill Hannon that gives more coverage for less money. It was generally agreed by the Board to go with Hannon. Colman explained the complete CAI program to the Board, and it was agreed to join this community organization. LAND MAINTENANCE: Colman presented maintenance. The Board agreed to per door/per month increase. three competitive bids for land stay with Jose Vera with a $10.00 TRASH DISPOSAL: The Board directed Desert Home Services to see if another disposal company can be obtained. -Palm -Desert Disposal was to be notified of the Board's displeasure with the service. POOL SERVICE: Colman suggested a possible increase in the budget figure in case of a change. The Board decided to leave the figure as is for now. PREVENTIVE MAINTENANCE: Colman explained the preventive maintenance program to the Board. The matter was tabled for now. Motion was made by Crockett and seconded by Mortell to separate the walkway light circuit from the pool lights. This was to save electricity by using the lower voltage pool lights at night instead of the walkway lights. Colman presented to the Board a $1,600.00 rebate from the gas company for changing from residential to a commercial rate. The Board directed Desert Home Services to check with the gas company to find li 1 out how much gas`can be saved by turning the pool heaters down. Schneider stated he would bring a cover to try on a jacuzzi. ANNUAL MEETING: The Board voted to hold the annual homeowners meeting on January 31, 1981. Desert home Services was to send the budget, ' ballots and proxies out by November 30, 1980. EXTERIOR MAINTENANCE: Crockett suggested a letter go out to the homeowners regarding painting of the condominiums. The matter was tabled at this time. TIMESHARE: Colman discussed the timeshare dilemma with the Board. Desert Home Services was to check the Conditions, Covenants and Restrictions to see if timeshare is feasible for the Association. FINANCIAL: Crockett discussed the payment owed to Ironwood. Crockett was to contact Bob Tuvell regarding that matter. Desert Home Services was to -check prior minutes to examine the turnover of the Association from Ironwood to see if it was done properly. The Board discussed the cash flow problem and directed Desert Home Services to bring back-up information for all extra budget charges to the next Board meeting. Desert Home Services stated that the Association needed a special asses; ment of approximately $300.00 to get on a current basis and to cover co; Of low voltage lights. The development of this project shall conform substantially to all development plans submitted in behalf of this case, and as revised according to the Design Review Board process. Any minor change requires approval by the Director of Environmental Services. Any substantial change requires approval by the Design Review Board. All requirements of any law, ordinance, or regulation of the State, City, and any other applicable government entity shall be complied with as part of the development process. This approval is applicable, subject to the development of this project, commencing within one year from approval date and being promptly completed. Landscaping (with irrigation system) shall be installed prior to final inspection and receiving certificate of occupancy. Curb, gutter, curb cuts, and tie-in paving shall be provided along the full frontage of the lot by means of installation prior to final inspection or other provisions as approved by the City Engineer. Construction shall conform to City Standards and all requirements of the City Engineer. All new and existing electrical distribution lines, telephone, cable antenna television, and similar service wires or cables, which are adjacent to and provide service to the property being developed shall be installed underground as a part of development from the nearest existing pole not on the property being developed as required by Municipal Code.
