NOTICE IS HEREBY GIVEN THAT A PUBLIC HEARING WILL BE HELD BEFORE THE CITY COUNCIL
OF THE CITY OF PALM DESERT, CALIFORNIA, TO REVIEW A REQUEST BY MICHAEL HANES FOR
THE ADOPTION OF THE NOTICE OF EXEMPTION PURSUANT TO THE CALIFORNIA ENVIRONMENTAL
QUALITY ACT (CEQA) AND APPROVAL OF A HILLSIDE DEVELOPMENT PLAN TO CONSTRUCT A
NEW 7,600 SQUARE-FOOT SINGLE-FAMILY RESIDENCE AT 47780 CALLE DE LOS CAMPESINOS IN
THE HILLSIDE PLANNED RESIDENTIAL ZONE
The proposed project has been reviewed pursuant to the California Environmental Quality Act (CEQA).
Staff has determined that the project qualifies for a Class 3 Categorical Exemption (Section 15303 – New
Construction or Conversion of Small Structures). If approved, the City Council will consider finding the
project exempt from CEQA and directing the filing of a Notice of Exemption.
PROJECT LOCATION: 47780 CALLE DE LOS CAMPESINOS, PALM DESERT, CA 92260 (APN 628-140-
008)
PROJECT DESCRIPTION: Consideration to approve a Hillside Development Plan (HDP) to construct a
new 7,600 square-foot single-family residence at 47780 Calle De Los Campesinos in the Hillside Planned
Residential (HPR) zone.
PLANNING COMMISSION: The Planning Commission of the City of Palm Desert, California, at a public
hearing on July 7, 2026, adopted a resolution recommending the City Council approve the project request.
PUBLIC HEARING: NOTICE IS HEREBY GIVEN that the City Council of the City of Palm Desert, California,
will hold a Public Hearing at its meeting on August 20, 2026. The City Council meeting begins at 4:00 p.m.
in the Council Chamber at 73510 Fred Waring Drive, Palm Desert, California. Pursuant to Senate Bill 707,
this meeting may be conducted as a hybrid meeting allowing public access via teleconference or in person.
Options for remote participation will be listed on the Posted Agenda for the meeting at
https://www.palmdesert.gov/government/meetings
COMMENT ON THIS APPLICATION: Those wishing to comment on this application may either appear in
person at the public hearing or submit written comments, which must be received by 10:00 a.m. on the day
of the hearing. Written comments should be sent to the City of Palm Desert at 73510 Fred Waring Drive,
Palm Desert, California 92260, Attention: City Clerk, or emailed to:
CouncilMeetingComments@palmdesert.gov.
Any challenge of the proposed project in court may be limited to raising only those issues raised at the
public hearing described in this notice or in written correspondence delivered to the City Clerk at or prior to
the public hearing. [Government Code Section 65009(b)(2)].
