Mr. Diaz indicated that some parcels do not have any access other than Hovley, but noted that the city strives to minimize the number of curb cuts. Mr. Ritchey felt that one more curb cut would not be a large detriment. Mr. Ritchey stated that problems created by no access would be the loop around for truck delivery, creation of a race track, trucks mingling with cars, creation of dead ends, and from a marketing standpoint. FINDINGS FOR APPROVAL OF PRECISE PLAN: 1 . The design of the precise plan will not substantially depreciate property values in the vicinity. Justification: The design of the use is attractive and will be compatible with other industrial uses existing in the vicinity. 2. The precise plan will not unreasonably interfere with the use of or enjoyment of property in the vicinity by the occupants thereof for lawful purposes. As a result of this, the exterior security lighting and door security is essential. The use of high pressure sodium lighting and the implementation of dead bolt locks and latch guards is important. The addressing should be highly visible with 6 " lettering and consistant with previous addresses. Roof access to the building can be made by climbing the south overhang roof line. Consideration should be made to restrict the length of overhang to restrict this access. Any skylights or air conditioning units should be securely attached to prevent removal. The rear loading areas should also be well illuminated and adequately secured on the inside to prevent entry. Also, a locking gate to prevent vehicle access to the rear loading area during business hours should be considered.
