NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval for two fourplex buildings. LOCATION: North side of San Gorgonio between Las Palmas and Las Flores. ZONE: R-3 BACKGROUND: Proposal is for two 2 story fourplex buildings to be located on each corner with parking and a pool centered on San Gorgonio. At this stage, architectural and landscaping details are quite conceptual . Plans show typical off-white stucco and red tile roof. Building setbacks comply with code. Height must be decreased by six inches to 24 feet. The open parking space adjacent to the pool shelter is substandard ( 16 feet in height) . Two open parallel spaces shown for the Las Flores fourplex are also questionable. RECOMMENDATION: Plans do not appear to be detailed enough to warrant preliminary approval . At least one week advance notice should be given prior to service installation. Mr. Ramon Diaz May 20, 1986 Page Two 7 . The Site Plan indicates that it is proposed that the swimming pool and other improvements be located where our water main exists within our easement. See the enclosed map. This is not acceptable. The developer and/or his engineer should contact the District to resolve this matter. 8 . The addition of any new fire hydrants or the relocation of any existing, if required by the City Fire Marshall , would be completed at an additional cost to be determined upon request. All costs would be paid for by the developer. 9 . We request that a copy of the conditions of approval be sent to us. If you have any questions in regard to the above, please contact us. Very trul .y yours, Robert C. H.
