A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF PALM DESERT, CALIFORNIA, APPROVING A
TENTATIVE TRACT MAP MERGING TWO LOTS FOR
CONDOMINIUM PURPOSE FOR AN APPROVED INDUSTRIAL/
OFFICE PROJECT LOCATED ON 1 . 1 ACRES ON THE WEST
SIDE OF CORPORATE WAY, 261 FEET SOUTH OF HOVLEY
LANE.
CASE NO: TT 21493
WHEREAS, the Planning Commission of the City of Palm Desert, California
did on the Ist day of April , 1986, hold a duly noticed public hearing to
consider a request by WILLOW INDUSTRIAL 11 for approval of a tentative tract
map merging two lots for condominium purposes located on the west side of
Corporate Way, 261 feet south of Hoviey Lane.
WHEREAS, said application has complied with the requirements of the "City
of Palm Desert Procedures for Implementation of the California Environmental
Quality Act, Resolution No. 80-89", in that the project has been previously
assessed and a negative declaration has been approved.
WHEREAS, at said public hearing, upon hearing and considering all
testimony and arguments of all interested persons desiring to be heard, said
commission did find the following facts and reasons to justify their actions.
1 . The proposed map, it's design, Improvements, type of development and
density are consistent with the State Subdivision Map Act, the Palm
Desert Subdivision, Zoning Ordinance and General Plan.
2. The design of the subdivision insures that the project will not
result in environmental damage, injure fish or wildlife, degrade
water quality or create public health problems.
3. The map will not conflict with public easements.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of
Palm Desert, California, as follows.,
1 . That the above recitations are true and correct and constitute the
findings of the commission in this case.
2. That TT 21493 is hereby approved.

adopting the findings as presented by staff. Carried 5-0.
Moved by Commissioner Richards, seconded by Commissioner Downs,
adopting Planning Commission Resolution No. 1134, denying GPA 86-1 ,
C/Z 86-2, and PP 86-7. Carried 5-0.
G. Case No TT 2149 _ ILLOM INDUSTRIAL 11 , Applicant
Request for approval of a one lot tract map for
condominium purposes for a previously approved
industrial building located on Corporate Way,
250 feet south of Hovley Lane.
Mr. Diaz outlined the salient points of the staff report, recommended
approval , and noted that the applicant could not attend the meeting.
Chairman Crites opened the public testimony and asked if anyone
present wished to speak in FAVOR or OPPOSITION to the proposed.
There being no one, the public testimony was closed.
Action:
Moved by Commissioner Erwood, seconded by Commissioner Downs,
adopting the findings as presented by staff. Carried 5-0.
Moved by Commissioner Erwood, seconded by Commissioner Downs,
adopting Planning Commission Resolution No. 1135, approving TT 21493,
subject to conditions. Carried 5-0.
Vlll. MISCELLANEOUS
Mr. Diaz distributed north sphere plan proposals for review by
Chairman Crites and Commissioner Downs.

X. COMMENTS
A. Commissioner Wood noted that the commission was receiving many
requests for senior housing projects and requested that staff

combine two parcels and allow the sale of industrial/office
condominiums for two approved industrial buildings on 1 . 1 acres
located on the wet side of Corporate Way 261 feet south of
Hovley Lane.

I. BACKGROUND:
The precise plans for this project (pp 85-10 &11) were approved May 21 ,
1985. This tract map will merely combine the two parcels and allow sale
of industrial/office condominiums. All conditions of the prior approval
will apply.
11. FINDINGS:
1 . The proposed map, its design, improvements, type of development and
density are consistent with the State Subdivision Map Act, the Palm
Desert Subdivision, Zoning Ordinance and General Plan.
2. The design of the subdivision insures that the project will not
result in environmental damage, injure fish or wildlife, degrade
water quality or create public health problems.
3. The map will not conflict with public easements.
111. RECOMMENDATION:
Approve findings and adopt Planning Commission Resolution No. _
approving TT 21493 subject to attached conditions.
