STAFF RECOMMENDATION:
Staff has not received the revised set of plans for this
project since the last meeting. Continuance of the case
is recommended until such time as the revised plans are
received.

SPECIAL CONDITIONS

CASE NO. 63C •
1 . Construction plans shall be submitted for approval to the City
Fire Marshal prior to issuance of building permits . All con-
ditions shall be made a part of construction and no certificate
of occupancy shall be issued-until completed.
2. Any/all utility service and distribution lines on or abutting
the subject property, shall be placed underground prior to oc-
cupancy clearance.
3. Final construction drawings including a final landscaping, grad-
ing, lighting, amenities trash storage, walking layout , and ir-
rigation plan shall be submitted to the Design Review Board. No
final inspection or occupancy permit shall be given by the Dept .
of Environmental Services to this project until the aforementioned
approved plans and construction shall have been completed.
4. Applicant shall comply with all of the requirements of the related
Case CUP 09-77.
5. Final landscaping plan shall include proposed- improvements for
pedestrians, bicycles and landscaping for area along Highway 111
as required by Condition No. 9 of the Conditional Use Permit
CUP 09-77.
6 . Lower northerly 1/3 of building two feet.
7. Mounding shall be provided around southern area, along Painters
Path with wrapping around the south end and integrate the fire
escape. -
8. Wood treatment shall be natural redwood, minimum 1"x8" with tongue
and groove .
9. A handrail and handicap entrance shall be provided.
10. The service entrance shall be refined.

with all the conditions set forth, and understand the Department of
Building and Safety will not issue a building permit or allow occupancy
on the use permitted until this signed confirmation has been received

STAFF RECOMMENDATION :
Staff is recommending approval of the final construction
drawings. The Board may want to consider alternative trash
enclosure sites to make them more easily accessible to the
residents of the interior units.
SPECIAL CONDITIONS
CASE NO. 96MF
1 . Construction plans shall be submitted for approval to the City
Fire Marshal prior to issuance of building permits. All con-
ditions shall be made a part of construction and no certificate
of occupancy shall be issued until completed .
2 . Final construction drawings including a final landscaping, grading,

STAFF RECOMMENDATION :
The applicant has responded to Special Condition No. 3 by
proposing the use of tile as a roofing material . Special
Condition No. 5 has not been adhered to in the final con-
struction drawings. The following list indicates the ele-
vations proposed by the applicant . Please compare with
the requirements of Special Condition No. 5.

Until Special Condition No. 5 is adhered to, Staff recom-
mends continuance of the case. Additionally, the Staff
recommends the use of shake as a roofing material for
Elevation C as it would appear more compatible with the - -
elevation than tile.
- SPECIAL CONDITIONS
CASE NO. 97MF
1 . Final construction drawings including a final landscaping,
grading and irrigation plan shall be submitted to the Design
Review Board. No final inspection or occupancy permit shall
be given by the Dept . of Environmental Services to this pro-
ject until the aforementioned- approved plans and construction
shall have been completed.
2. Applicant shall dedicate 30 feet from the Centerline of Man-
zanita Court on Lot 51 .
3. Applicant shall use tile , shake , or rock as roofing material .
4. Plant-ons shall be masonry, stucco, or veneer.
5. Elevations labeled A, B, and C are approved. Elevation A may be
- used two times, elevation B may be used three times, and elevation C
may be used one time .

2 . Rock roof shall be beige or tan in color.
3. Perimeter fencing material shall be specified in final construc-
tion drawings.
4. A detailed landscaping and irrigation plan shall be submitted
as a part of the submittal of final construction drawings .

1 . A 6 ft . masonry wall shall be installed along the north
property line or other alternative approved by the Design
Review Board.
2. As a part of the construction drawings include :
- a complete landscape plan
- provide large structure trees such as olives on each side of
entrance drive
- provide some treatment at ends of garages .
