WHEREAS, the Planning Commission of the City of Palm Desert, California,
did review the Design Review Board actions of February 8, 1977, approving:

and as revised according to Planning Commission action. Any minor

CONDITIONS OF APPROVAL

1. 7he development of this project shall conform substantially to all
development plans submitted in behalf of this case (Exhibits A-PJ) ,
and as revised according to the Design Review Board process. Any
minor changes require approval by the Directar of Environmental Services.
Any substantial change requires approval by the Design Review Board and
the P]anning Commission.
2. All requirements af any law, ordinance, or regulation of the State,
City, and any other applicable government entity shall be complied
with as a part of the development process.
3. This approval is applicable, subject to the development of this project,
commencing within one year from approval date and being promptly completed.
4. All service lines for utilities shall be placed underground.
5. No roof top air conditioning equipment shall be permitted unless architec-
turally obscured from sight from adjacent property and public rights-of-
way.
6. Perimeter screening in the form of fencing and landscaping shall be pro-
vided as approved by the Design Review Board. A 5' masonry block wa71
shall be added adjacent to Candlewood and Shadow Mountain Drive.
7. 8" curb, gutter, curb cuts, and tie-in paving along the full frontage of
the property on Candlewood and Shadow Mountain Drive shall be provided for
by means of installation prior to final inspection. Construction shall com-
form to City Standards and all requirements of the City Engineer. The ap-
plicant shall dedicate additional right-of-way along Candlewood and Shadow
Mountain Drive in accordance to the requirements of the City Engineer.
8. Elevations are approved as shown. '.
9. Sewer hookup shall be made if mains exist within 200' of the property.
If cesspool/septic tank system is approved, applicant shall install a dry
sewer line connection from dwelling units to front property line.
10. Dead end driveway before reaching Lantana and place remaining property
in landscaping. Design of revised driveway shall be subject to approval
of the City Fire Marshall.
11. Applicant shall not remove any existing mature trees on the site, unless �
replaced by equivalent number of field-grown specimen trees. The applicant
shall utilize grass as ground cover for landscaped area adjacent to Candle-
wood and Shadow Mountain Drive and shall relocate the easterly olive tree to
avoid line-of-sight conflicts,
12. Landscape private patio areas to the satisfaction of the Director of Environ-
mental Services.

5. Curb, gutter, sidewalk, curb cuts, and tie-in paving shall be provided

6. Complete and detailed construction drawings, including landscaping, ir-
rigation, revised trash storage and wash facilities, lighting, fencing,
and signage plans, shall be submitted for Design Review Board process ap-
proval prior to submittal for building plan check. Restudy entryway de-
sign. �
7. The applicant shall redesign parking layout to allow access for vehicles
coming from the lot to the north (Calypso Apartments) also owned by the
applicant and shall record an access easement in a manner acceptable to
the City Attorney.

8. The proposed parking area design is not approved. Said area shall be `
redesigned to be integrated with existing apartment complex to the east
and better location of proposed trash storage area. ;

1. The development of this project shall conform substantially to all
development plans submitted in behalf of this case (Exhibits A & B) ,
and as revised according to Planning Commission action. Any minor
changes require approval by the Director of Environmental Services.

City, and any other applicable government entity shall be complied

4, Any roof mounted, exhaust or air conditioning equipment shall be fully
concealed from view from any public rights-of-way and adjoining proper-
ties by means of architecturally integrated means as shown, as approved
by the Director of Environmental Services.
5. Al1 utility service lines shall be placed underground. The applicant shall
also underground that portion of the overhead distribution lines along the
rear of the subject property as a part of construction.
6, (a) Sidewalk or approved pathways, curb cuts, and tie-in paving shall be
provided along the Highway 111 frontage road in conformance with City
Standards and all requirements of the City Engineer.
(b) The applicant shall pave the alley along the rear of the subject pro-
perty to City Standards.
, • 7. Elevations are to be modified to indicate the deletian of the roof structure
containing the clock.

8. Detailed construction plans, including landscaping, irrigation, signage,
floor, trash storage, and lighting plans, shall be submitted for Design
Review Board process approval prior to submittal for building plan check.
9. The existing free-standing illuminated sign shall be relocated to fascia.
10, Proposed parking space adjacent to frontage road shall be deleted and re-
placed with landscaping. A new parking space shall be provided to the rear
as shown on the revised plot plan. ;
11. The proposed building shall be reduced by 163 square feet to conform to '
the parking requirement.

CONDITIONS OF APPROVAL
CASE N0. 56MF
1. The development of this project shall conform substantially to all
development plans submitted in behalf of this case (Exhibits A-H) ,
and as revised according to Planning Commission action. Any minor
changes require approval by the Director of Environmental Services.
Any substantial change requires approval by the Planning Commission.
2. All requirements of any law, ordinance, or regulation of the State,
City, and any other applicable government entity shall be complied
with as a part of the development process.
3, This approval is applicable, subject to the development of this project,
comnencing within one year from approval date and being promptly completed.
4. All service lines for utilities shall be placed underground.
5, Curb, gutter, sidewalk, curb cuts, and tie-in paving shall be provided
on Ocotilla Drive in conformance with City Standar.ds and the require-
ments of the City Engineer.
b. Elevations are not approved. Revised elevations shall be submitted to
the Design Review Board for approval ,
7. Final construction plans, including detailed landscaping, irrigation, re-
vised trash storage and wash facilities, lighting, fencir�g, and signage
plans shall be submitted for Design Review Board process approval prior
to submittal for building plan check.
8. If a septic tank/cesspool system is approved for said project, the ap-
plicant shall also provide a dry sewer connection,

12. The submitted sign design is not approved. The applicant must submit
accurate landscaping, parking, sign detail , and trash enclosure plans
as a part of any request to the Des9gn Review Board for approval of a
new sign, incorporating all requested changes indicated by the conditions
