Dear Mr. Buccino:
This letter is in response to your request to revise the landscape
plan for the Palm Desert branch of Bank of America, so as to elimi-
nate lawns, citrus trees, and ash trees and make other minor changes.
Having discussed the proposed revisions, staff has decided to deny
the request.
The approved landscape plan is in conformance with the landscaping
now being proposed for the Redevelopment Area. A departure from
the approved landscaping treatment for the bank site, in our estimation,
would fail to tie-in the subject site with adjacent areas relative
to the landscaping aspect. So that the bank's site will be in
compliance with the Redevelopment Plan's proposed landscape element,
we request that you proceed with the approved plan.

CONDITIONS OF APPROVAL

1. The development of this project shall conform substantially to all .
development plans submitted in U�half of this case (Exhibits /�-G) ,
� and as revised according tc, the Design Review Qoard process. Any
; minor changes require approval by the Director of Environmental
Services. Any substantial change requires approval by the Planning
Commission.
. 2. All requirements of any law, ordinance, or regulation of the State,
City, and any other acplicable government entity shall be complied
with as part of the development process. .

4. Any roof mounted, exhaust, or air conditioning equipment shall be fully � �
concealed from view from any public rights-of-way and adjoining proper- �

5. All utility service and distribution lines shall be placed underground. ;

paving shall be provided in conformance with City Standards for the
