1. Construction plans shall be submitted for approval to the City
Fire Rlarshal prior to issuance of building permits . All con-
ditions shall be made a part of construction and no certificate
of occupancy shall be issued until completed.
2. Any/all utility service and distribution lines on or abuttin�
the subject property, shall be placed underground prior to oc-
cupancy clearance.
3. Final construction drawings including a final landscaping, grading,
lighting, amenities, trash storage, walkway layout , and irrigation
plan shall be submitted to the Design Review Board. No final
inspection or occupancy permit shall be given by the Department of
Environmental Services to this project until the aforementioned
approved plans and construction shall have been completed.
4. Applicant shall furnish evidence of property owners ' association`s
approval of subject plans prior to submittal of final construction
drawings to the DRB.

6. The applicant shall grant to the City of Palm Desert easement

7• Install or show exists a water system capable of delivering1500
GPM fire flow for a tivo (2) hour duration in addition to domestic
or other supply. The computation shall be based upon a minimum of
20 psi residual operating pressure in the supply main from which the
flow is measured along approved vehicular travel ways.
8. Install Riversi�e County super fire hydrants so that no point of
any building is more than 250 feet from a fire hydrant measured
along approved vehicular travel ways .
a. Hydrants shall not be located closer than 25 feet to any
building.
b. Exterior surfaces of hydrant barrels and heads shall be painted
chrome yellow and the tops and nozzle caps shall be painted green.
c. Curbs (if installed) shall be painted red 15 feet in either di-
rection from each hydrant.
9. Prior to issuance of a building permit , the developer shall furnish
the original and three (3) copies of the water system plan to the
Fire Marshal for review. Upon approval, one copy will be sent to
the Building Department , and the original will be returned to the
developer. -
10. The water system plan shall be signed by a registered civil engineer
and approved by the water company , with the following certification :
"I certify that the design of the water system in Case No. E6C is
in accordance with the requirements prescribed by the Fire hiarshal. "

. 1 . The development of this project shall conform substantially to all re-
quirements of TT 10202 and DP 08-77 and to all development plans submit-
ted in behalf of this case (Exhibits A-C) , and as revised according to
the Design Review Board process. Any minor changes require approval by
the Director o� Environmental Services. Any substantial change requires
approval by the Planning Commission.
2. Al1 requirements of any law, ordinance, or regulation of the State, City,
and any other applicable government entity shall be complied with as part
of the development process.
3. This approval is applicable, subject to the development of this project,
' commencing within one year from approva] date and bein
g promptly completed.
4. All service and distribution lines for ut7lities shall be placed underground.
5. No roof top air conditioning equipment shall be permitt�d.

required landscape area to adequately screen the residential pro-
perties.

I. The development of this project shall conform substantially to all `

and as revised according to Planning Com�nission action. Any minor !

� 2. All requirements of any law, ordinance, or regulation of the State, '
� City, and any other app]icable government entity shall be complied {
with as a part of the development process.
3. This approval is applicable, subject to the development of this project,
corr�nencing within one year from approval date and being promptly completed.
4. There shatl be no roof mounted air conditioning equipment. Al1 air con-
ditioning compressors shall be fully concealed from view from any public
rigi�ts-of-way and adjoining properties. :

completed.
2. Revise garage dimension on elevation 2116 to provide 20 ' clear
inside depth.
3. Revise garage dimension on elevation 1644 to provide 20 ' clear
inside depth and increase size of door opening.
4. Provide structural retaining wall around project perimeter .
5. Revise landscaping plan as follows :
a. Provide additional buffering for blowsand protection along
Monterey Avenue by constructing a wall and a double row of
plantings on either side of the wall .
b. Include wall design materials and colors .
c. Provide wall and plantings around recreation area.
d. Provide landscape plan alternative.
e. Use common street trees .
f . Substitute plant material as required on Exhibit A.

1. Construction plans shall be submitted for approval to the City
Fire h4arshal prior to issuance of building permits . All con-
ditions shall be made a part of construction and no certificate
of occupancy shall be issued until completed.
2. Any/all utility service and districtuion lines on or abutting
the subject property, shall be placed underground prior to oc-
cupancy clearance pursuant to Section 25. 56. 110 of the Municipal
Code.
3. Final construction drawings including a final landscaping, grading,
lighting, amenitites, trash storage, walkway layout , irrigation
plans & sign program shall be submitted to the Design Review Board.
