Some minor problems with the proposed parking lot will have to be worked out at the final construction drawing stage, i.e. provision of handicap spaces and improved maneuverability There may be a line-of-sight problem with the southwest corner of the project. The revised plans indicate that the applica .t has complied with the four changes required. (See following sheet for required modifications) . • 'Nee MINUTES PALM DESERT DESIGN REVIEW BOARD MEETING TUESDAY - DECEMBER 12, 1973 CITY HALL COUNCIL CHAMBERS I. The meeting was called to order at 2:38 p.m. , after a 11/2 hour Study Session. Members present: Eric Johnson Phyllis Jackson (not present for entire Study Session) Vern Barton Frank Urrutia Members absent: Bernie Leung Paul Williams Jim Hill Staff Present: Murrel Crump Ralph Cipriani It was moved by Urrutia, seconded by Jackson that the minutes of the November 21 , 1978, meeting be approved as written; carried 3-0-1 (AYES: Jackson, John- son, Urrutia; ABSTAIN: Barton) II. It was moved by Johnson, seconded by Urrutia to approve the following! cases reviewed in Study Session and found acceptable: Case No. 300SA Case No. 68C, subject to max. 8'x18" front sign, eliminating product copy Case No. 82MF Case No. DP 20-78 Case No. 1P Case No. 153MF, subject to landscaping details being submitted to the Board prior to final construction drawings Carried 4-0 (Jackson, Johnson, Urrutia, Barton). III. CASES • Case No. 159MF - FRANK C. & H. FRANK OLIVER - Revised preliminary plans for a Pre-School Facility to be located on the northwest corner of Alessa dro Drive and Cabrillo. Applicant' s architect was present as his represe itative. The Board discussed the architectural elevations and colors & materil$. They observed that the bell tower feature was out of scale with the building, but felt that some modified version might be acceptable. The landscaping proposed was reviewed and the Board noted that it needed to be substantially upgraded. On a motion by Johnson, seconded by Barton, the Board approved the case sub- ject to the following: 1 . That the belltower be redesigned to scale down the height. 2. That the landscape plan be upgraded with additional trees and plant materials and submitted to the Board for approval . 3. That any graphics to be placed on building walls be specifically approved by the Board. 4. That one handicap space be designated next to the play yard entrance. Carried 4-0 (Jackson, Johnson, Urrutia, Barton) . • Case No. 113MF - MCBAIL COMPANY - Interium plans for a 101 unit single-family project to be located on the southeast corner of Monterey and Country Club Drive. Applicant was present. The Board reviewed the interium plans to give the applicant input.
