- STAFF RECOMIITENDATION :
Originally the applicant had agreed to utilize tile as a
roofing material (See Staff Recommendation of Dec. 6, 1977) .
The Board' s decision to approve the final construction draw-
ings was based on all of the information presented at that
meeting of which the use of tile was part of that body of
information . The following sentence taken from the applicant ' s
letter appears to be a perfect justification as to why tile
or shake roofs ought to be required:
To install tile roofs on only 6 homes in the
neighborhood would have no effect other than
making our proposed residences appear different .
One of the objectives of the Design Review Board is to insure
variation and diversity in the design and construction of
single-family residences. In order to achieve the objective
in the subject neighborhood staff recommends that the Board
require the use of tile or a combination of tile and shake
as a roofing material for the 6 subject single-family resi-
dences.

�ae o�ould like to ask for a change in roof material on the 6-homes which
we propose to construct on Joshua Rd. and r?anzanita Avenue in Palm Desert
(Lots :do. 51, 68, 69, 70, 79 and 80 of the Desert Paradise Tract) . Ori-
ginally, the Design Review Board asked that we use either tile or rock and
gravel as the roof material, and we indicated that we shall go with tile.
iIowever, due to the following reasons we shall like to have approval to go
with a rocic or gravel roof.
(1) Nlost of the neighborhood is fully developed at this time with
single-family residences whose roofs have rocic and gravel material.
To install tile roofs on only 6-homes in the r.e_ighborhood would
have no effect other than malcing our proposed residences appear
different.
(2) The cost differential in the choice of materials used on the roof
would be significant. In fact, it makes a difference to such an
extent that construction of the homes might not be undertaken. The
cost increase would not only be for the material itself or the add-
itional labor factor, but the roof truss system itself would have
to be beefier to support the additional weight.
Therefore, we would like to ask that we be included on the aggenda for your
next Design P.eview Board meeting so as to obtain final approval on our re-

1. Final construction dra�vings including a final landscaping,
grading and irrigation plan shall be submitted to the Design
Review Board. No final inspection or occupancy permit shall
be given by the Dept. of Environmental Services to this pro-
ject until the aforementioned approved plans and construction
shall have been completed.
� 2. Applicant shall dedicate 30 feet from the Centerline of Man-
zanita Court on Lot 51.
3. Applicant shall use tile , shake , or rock as roofing material .

4. Plant-ons shall be masonry , stucco, or veneer.
5. Elevations labeled A, B, arid C are approved. E�evation A may be
used two times, elevation B may be used three times, and elevation C
may be used one time .

comply with all the conditions set forth„ and understand the Dept .
of Building and, Safety will not issue a building permit or allo�v

" Final construction drawings for 22 apartment units were
approved for the subject site on December 14 , 1976. As
a one year time period has elapsed since the original
approval, the applicant was required to re-submit the
plans. The present plans contain some minor modifications.
Staff is recommending approval of the final construction
drawings subject to the Special Conditions of Approval
as there have been no substantial changes made on the
already approved plans.
