l. Final construction drawings including a final landscaping, grading
and irrigation plan shall be submitted to the Design Review Board.
No final inspection or occupancy permit shall be given by the
Department of Environmenta7 Services to this project until the
aforementioned approved plans and construction shall have been
completed.
2. Construction plans shall be submitted for approval to the City
Fire Marshall prior to issuance of building permits. All conditions
shall be made a part of construction and no certificate of occupancy
shall be issued until completed.
3. Driveway shall be redesigned in order to provide a minimum of 24'
for back up space when leaving the carports and additional area shall
be provided for landscaping purposes along the west side of the
driveway.
4. Provide a 15` setback on Roayl Palm Drive to allow for a 24' back
driveway and a 2' planter strip on southside of property.
5. Revise landscaping plan as noted on Exhibit 'A' .
6. Provide trash enclosure
7. West windav �evation should be treated like north for continuity.
8. Complete site plan and establish finish grade elevations.

3. Studio portion of the structure shall be more fully integra.ted
architecturally with the rest of the structure .
4. For traffic safety purposes , the most southerly driveway shall
be eliminated.
5. Ground identification sign shall be moved southerly to avoid line-
of-sight problems.
6. No signs other than the temporary sign are approved as part of
the preliminary approval .
7. Northerly 10' strip shall be intensively landscaped.
8. Applicant shall provide a minimum of one handicapped parking
space no less than 11 ' in width.
9, b4odify the entrance to the building by providing a ramp with
rails for the physically handicapped.
10. Provide a 6' - wall along the north and northeast side of the
property.

The final landscaping plan needs more detail . Additional shrubs
are needed and sizes should be indicated. Staff would recommend
continuance of the case until a revised final landscaping plan
is submitted.
