l . The development of this project shall ccnfcrm substantially �o all
development plans submitted in behalf of this case (Exnibits a-C) ,
and as revised according to the Design Review Qoard process . Any
minor changes require approval by the Director ot Environmental
Services. Any substantial change requires approval by the Planning
Commission.
2. All requirements of any law, ordinance, or regulation of the State,
City, and any other applicable government entity shall be ccmplied
with as part of the development process.
3. This approval is applicable, subject to the development of this
project, commencing within one year from approval date and being
promptly completed.
4. All service and distribution lines for utilities shall be placed
underground.
5. Any roof mounted, exhaust or air conditicning equipment shall be �ully
� concealed from vietiv from any public rights-of-a�ay � adjoining prop-
erties by architecturally integrated means. -
6. Const�uction plans shall be submitted for approval to the City Fire
Marshall prior to issuance of building permits. All conditiens shall
be made a part of construction and no certificate of occupar�cy shall
be issued until completed.
7. Final landscaping (with irrigation system) plans indicating plant
sizes and heights shall be provided to the Design Revie��� Board for
approval prior to issuance of a building permit.
8. Lighting of parking areas and premises shall be provided as approved
by the Director of Environmental Services.
9. Signage shall be provided in accordance with a signage plan to be
submit�ed to the Design Review Board and Planning Cor�.mission for
final approval . _
10. Traffic control provisiors shall be provided as required by the City
Engineer.
11 . The applicant shall agree to join any assessment district formed that
includes the subject proper�ty within its boundaries.
12. The applicant shall grant to the City of Palm Desert, easement rights
over the parking lot area of the project site in a form acceptable
to the City Attorney prior to issuance of a certificate of occupancy.
13. The landscape plan shall provide for a minimum of 20" box trees
throughout the entire project.
14. The planter at the intersection of LarE;spur and El Paseo shall be r�e-
located further a�•�ay from the corner and lotivered.
15. Applicant should investic�ate various colors and materials to be utilized
for paved areas.
16. An additional break-throu�h shall be added in the par,king lot for better
circuiation.
17. The applicant shall chanye the location of the handicap ramp.

The major problem with the preliminary site plan is the
poor pedestrian access to the offices from the front
parking lot, Since the parkinc� spaces are only 18 feet
long, most vehicles will encroach two feet over the planter
areas and 61ock the walkways. Handicap spaces in the
center of the lot with a 4' walkway 6etween them and the
entrances to tfie structures in the center would alleviate
the problem,

shall be made a part of construction and no certificate of occupancy

2. Any/all utility service and distribution lines on or abutting the
subject property, shall be placed underground prior to occupancy
clearance.
3. Final construction drawings including a final landscaping, grading,
lighting, amenities, trash storage, walkway layout, and irrigation
plan shall 6e su6mitted �o the Design Review Board. No final inspection
or occupancy permit shall be given by the Department of Environmental
Services to this project until the aforementioned approved plans and
construction shall have been completed.
