The development of ttiis pro�ect shall conform substantially to all develop- ment plans submitted in bchalf of this case (Exhibits C & D) , and as revised according to the Design Review Board process. Traffic control provisions shall be provided as required by the Traffic Engineer. 11. Overhangs shall be provided for all windows on the west elevation. 12. Construction plans shall be submitted for approval to the City Fire Marshall prior to issuance of building permits. All conditions shall be made a part of construction and no certificate of occupancy shall be issued until completed. 13. A detailed grading plan shall be submitted to the City Engineer for approval. 14. The applicant shall agree to join any assessment district formed that includes the subject property within its boundaries. 15. The two uncovered spaces have been relocated to provide easier maneuverability. Additional land- scaping is now being shown between the buildings and the parking areas and between the driveway and the property line. Finally, a jacuzzi is being shown as an amenity in the common are. With these modifications, staff is prepared to recommend approval of the project. t .
