1. The developr�ent of this project shall conform substantiall� to all
dev�iooment plans submitted in behalf of this case (Exnibits A & Q) ,
ard as revised according to Plannin� Co�runission action. Any minor
changes require approval by the Direc�or of Environmental Ser��i�es.
Any substantial change requires approval by the Planning Comr�;i;;ion.
2. All requirements of any latv, ordinance, or regulation of the State ,
City, and any other applicable government entity shall be complied
with as a part of the development process.
3. This approval is applicable , subject to the development of tnis oroject,
commencing within one year from approval date and being promctly comolELPr:,
4. Any roof mounted, exhaust or air conditioning equioment shall be fuily
concealed from vie�,1 from any public rights-or-way and adjoining proper-
ties by means of architecturally integrated means as sho.vn, as approved
by the Director of Environmental Services,
5. All utility service lines shall be p]aced underground. The applicant shall
also underground that portion of the overhead distribution lines along the
rear of the subject property as a part of construction.
6. (a) Sidewalk or approved pathways , curb cuts , and tie-in paving shall be
provided along the High�vay 111 frontage road in conformance with City
Standards and all requirements of tiie City Engineer.
(b) The applicant shall pave the alley along the rear or the subject pro-
perty to City Standards.
- 7. Elevations are to be modified to indicate the deletion of the roof structure
containing the clock.
8. Detailed construction plans , including landscaping, irrigation, signage,
floor, trash storage, and lighting plans, shail be submitted for Design
Review Board process approval prior to submittal for building plan check.
9. The existing free-standing illuminated sign shall be relocated to fascia.
10. Proposed parking space adjacent to frontage road shall be deleted and re-
placed arith landscaping. A netiv parking space shall 6e provided to the rear
as shown on the revised plot plan.
11. The proposed building sha11 be reduced by 163 square feet to conform to
the parking requirement.

The following modifications should be made to the plans for the approved
addition to Silver Spur hlobile Manor submitted to this office and the
additional information provided at your earliest convenience:
l . Lot 6 on Flying F Drive shall be deleted and shall be utilized as
common open space.
2. A masonry wall shali be provided along the perimeter of the addition
as required by the Conditions of Approval . .
3. The picnic area shown is acceptable, but a childrens ' s�vimming pool
should also be included in order to alleviate some of the overcro�.vd-

4. A number of the lots will have to be increased in size in order to
