Signs are not approved at this time. A complete detailed sign pro- gram shall be reviewed at the time of review of final construction drawings. 8. Central intersection shall be redesigned to provide for better traf- fic circulation . 9. Principal access off of El Paseo shall be restudied and one-way drives in this area considered in addition to a relocation of the proposed driveway to the west . 10. Potential vehicle conflicts caused by the location of various park- ing- spaces throughout the project shall be reso;ved prior to sub- mittal of final construction drawings . 11 . Applicant shall provide a specific detailed plan for the loading dock adjacent to the market . 12. The stucco color of the buildings shall be darkened to a sandy beige or a color more compatible with the existing phases of the Palms to Pines Shopping Center. As the existing shopping center has always had a trash storage problem, Staff believes the pre- sent proposal does not include sufficient area for trash storage. The sewerage disposal system shall be submitted to and approved by the Coachella Valley County Water District prior to issuance of a building permit . 6. Construction shall commence within one (1) year after final approval, otherwise said approval shall become null and void and of no effect whatsoever . 7. Prior to the issuance of any permits, the applicant shall agree in writing to any conditions of approval. 8. The development of the property described herein shall be subject to the restrictions and limitations set forth herein which are in addition to all the requirements, limitations , and restrictions of all municipal ordinances and State and Federal Statutes now in force, or which hereafter may be in force. 9 . The fire protection requirements as specified in the Fire Marshal ' s memorandum, attached hereto, shall apply. 10. Any and all existing overhead utility distribution lines shall be undergrounded pursuant to the provisions in the Municipal Code. 6. Applicant shall pay fees into the Palm Desert "Planned Local Drainage Facilities Fund" in an amount to be determined by the provisions of Ordinance No. 175. 7. Applicant shall make a cash contribution in the amount of $12 , 500 towards the future signalization of El Paseo and Highway 74 . 8. Curbs , gutters and .tie-in paving shall be installed on the perimeter of this development . 9. Sidewalks shall be installed on El Paseo and Highway 111 . 10. No ingress or egress shall be given to this parcel from Highway 74 or Highway 111. 11. Traffic safety lighting shall be installed as required by the Director of Public Works. 12 . Right-of-ways shall be dedicated as required by Caltrans. 13 . The median modification on El Paseo shall be the responsibility of the applicant and shall be subject to the approval of the Director of Public Works. 14. The drainage of storm waters shall be handled in a manner acceptable to CalTrans and the Director of Public Works.
