MINUTES
PALM DESERT DESIGN REVIEW BOARD MEETING
� JANUARY 19, 1977
I. The meeting was called to order at 4:45 p.m, in the Council
Chambers of the Palm Desert City Hall .
Present: Mike Buccino
Jim Hill
Steve Fleshman (for Paul A. Williams)

II. Approval of Minutes
The minutes of the meeting of January 11, 1977, were approved on
a motion of Mr. Buccino, seconded by Mr. Hill . The vote was
3-0 and Mr. Leung abstained.
III. CASE N0. 22SA, PLAZA TAXCO, APPLICANT
Review of a requested revised sign program for the Plaza Taxco,
located at the northwest corner of Sage Lane and E1 Paseo.
The sign program was approved as submitted. Mr. Leung made the
motion and Mr. Buccino seconded it. The vote was 4-0.
IV. CASE N0. 53MF, LASZLO SANDOR, APPLICANT
Review of a revised 4-unit apartment complex located at the south-

west corner of Ocotillo and Verba Santa.
On a motion by Mr. Leung and seconded by Mr. Buccino, the DRB
voted 4-0 to approve the project subject to the revision of
Unit B as noted on Exhibit A.
V. CASE N0. 54MF, IRONW000 COUNTRY CLUB, APPLICANT
Review of an application to add to the existing maintenance facility
and remodel of the tennis clubhouse.
On a motion by Mr. Buccino, seconded by Mr. Urrutia, the DRQ voted
4-0 to approve the plans as submitted.
VI. CASE N0. 23SA, ROY CARVER, APPLICANT
Request for identification and directional signs at the Palms-to-
Pines shopping center.
The DRB voted 3-0 to approve the sign program. Motion by Mr. Buccino
and seconded by f�1r. Hill . Mr. Leung abstained.

4. Final landscaping, grading, lighting, fencing, amenities, trash storage,
walkway layout, and irrigation plan shall be submitted through the Design
Review Board Process, The building permi� when issued shall include the
grading, ligf�ting, amenities , trash storage, walkways, swimming pool equip-
ment, and irrigation systems. No final inspection or occupancy shall be
given by the Department of Environmental Services to this �project until the
aforementioned approved plans and construc�:ion shal �l have been completed.

3. This approv�l is applicable, subject to �che developm�nt of this pro-
ject, ca►n�rencing within one year from approval date a�id being promptly

4. Any air candii;ioning equipment shall be fully concealed from view from
any public rights-ofoway and adjoining properi;ies by means of screening.
5, All ser�vice utility lines shall be plac�d undergraund and the over��ead
utility distribution/trar�smission lines shall be placed undergrourid for
the full le��gtf� oF the subjec�;-parcel .
6, Curb, gutter, curb cuts, sidewalk, and tie-in paviny s��all be provided
in conforma+�ce with City Standards along the fu11 frontage of the pro-
perty on Ocotillo and Ve rba Santao
7. Detailed constructio►� plans, including landscaping, irrig.ation, exterior
lighting, gra.ding, trash storag�, and fencing shall be submitted through
the Desic�,� Review [�oard Process for appro��al prior to the issuance of a
building permit.
