The meeting was called to order at 5:35 p.m. in the Council Chambers of the Palm Desert City Hall , after an hour study session. Members present: Eric Johnson Bernie Leung Ralph Cipriani for Paul Williams Jim Hill WW Members absent: Phyllis Jackson Frank Urrutia Staff Present: Ron Knippel It was moved by Leung, seconded by Hill , that the minutes of the meeting of May 23, 1978, be approved as written; carried 4-0. (Leung, Hill , Cipriani , Johnson). 2. Case No. 226SA - PORTOLA - PASEO INC. - Sign program for a commercial structure located at the southwest corner of Portola Avenue and Larrea. Applicant not present. On a motion by Leung, seconded by Cipriani , the sign program was approved subject to the directory sign not exceedidg 6' in height andis located in the rear of the building, said modifications to be submitted to the staff for final approval ; carried 4-0 (Leung, Cipriani , Hill , Johnson) . 3. Case No. 127MF - DOUGLAS STONE - Final construction drawings for a 10-unit apartment complex to be located at the southeast corner of Las Palmas and San Gorgonio. Applicant present. On a motion by Leung, seconded by Cipriani the Board approved the final construction drawings subject to the applicant revising the landscaping plan as noted on Exhibit "A" ; carried 4-0 (Leung, Cipriani , Hill , Johnson) . 4. Case No. 125MF - ROGER BOYAR DEVELOPMENT - Final Construction drawings for a 186-unit condominium project to be located adjacent to the King's Point Condominium Project. Applicant not present. On a motion by Leung, seconded by Hill , the Board approved the final construction drawings subject to the applicant modifying the adobe slump stone wall as noted on Exhibit "A"; carried 4-0 (Leung, Hill , Cipriani , Johnson). 5. Case No. 69C - C.G. DUNHAM - Final construction drawings for a commercial complex to be located on the east side of San Pablo, between Highway 111 and E1 Paseo. Applicant present. On a motion by Leung, seconded by Hill , the Board approved the final construction drawings subject to the applicant increasing the size of all palm trees on the site to a minimum of 8' in height; carried 4-0 (Leung, Hill , Cirpriani , Johnson). 6. Case No. 82C - HOPE LUTHERAN CHURCH - Preliminary and final construction drawings for four classrooms to be added to Hope Lutheran Church. taw Applicant present. Case No. 121MF - R. CORTESE - Preliminary site, floor and elevations for a duplex to be located on the southside of Candlewood, west of Quailbrush Avenue. Applicant present. On a motion by Cipriani , seconded by Leung, the Board approved the pre- liminary site, floor and elevations subject to the following: ,a. Revise landscaping plan as noted on Exhibit "A" . "No b. Provide a minimum 20' driveway. Carried 4-0 (Cipriani , Leung, Hill , Johnson). : . Case No. 122MF - R. CORTESE - Preliminary site, floor and elevations for a duplex to be located on the southside of Candlewood, west of Quailbrush Avenue. Applicant present. 0n a motion by Leung, seconded by Cipriani the Board approved the preliminary site, floor and elevations subject to the following: a. Revise landscaping plan as noted on Exhibit "A". b. Provide a minimum 20' driveway. Carried 4-0 (Leung, Cipriani , Hill , Johnson) 1. Case No. 123MF - DEEP CANYON TENNIS CLUB HOMEOWNERS ASSOCIATION - Preliminary and final site and landscaping for two tennis courts to be located at the Deep Canyon Tennis Club. Applicant not present. .. 0n a motion by Leung, seconded by Cipriani , the Board approved the pre- liminary and final site and landscaping subject to the applicant recessing the courts to an elevation of 62.5; carried 4-0 (Leung, Cipriani , Hill , Johnson). 11), Case No. 129MF - JOHN MANDIC - Preliminary site, floor and elevations for a, triplex to be located at the southeast corner of Las Palmas and Royal Palm. Applicant present. On a motion by Leung, seconded by Cipriani , the Board approved the preliminary site, floor and elevations subject to the following: a. Provide a 15' setback on Royal Palm Drive to allow for a 24' back driveway and 2' planter strip on southside of property. b. Revise landscaping plan as noted on Exhibit "A". c. Provide trash enclosure. d. West window elevation should be treated like north for continuity. e. Complete site plan and establish finish grade elevations. Case No. 130MF - BOB MANDIC - Preliminary and final construction drawings for three single-family residences to be located on the north side of Royal Palm, east of San Anselmo. Applicant present. On a motion by Leung, seconded by Hill , the Board approved the preliminary and final construction drawings subject to the applicant revising the front window treatment for the home on Lot 6 and revising the treatment of vow the garage door on the home on Lot 5; carried 4-0 (Leung, Hill , Cipriani , Johnson). 12. Discussion: a. Mr. Cipriani noted a letter attached to the King's Point Condominium Project application regarding the tennis courts. Following discussion the Board agreed that the recessing and/or relocating of the tennis courts should be considered when plans are submitted and approval can be provided by staff. b. Chairman Johnson presented a revised landscaping plan for an approved commercial structure located on Alessandro. Following discussion of this item the Board approved the revised plan. 13.
