DESIGN REVIEW BOARD PIEETING
TUESDAY - FEBRUARY 24, 1981

I . The meeting was called to order at 2:30 P.M. after a 1 hour study session.

On a motion by Holden, seconded by Barton, the Board approved the minutes
of February 10, 1981 , as written.
Carried 3-0-1 (with Leung abstaining) .
II . Minute Motion approving cases found acceptable at the Study Session: None.
III. CASES
Case No. 221 MF - CHACAHUALA, LTD. - Request for approval of preliminary
plans for a 117 unit condominium project on the n�orth side of Mesa View
Drive, between Alamo Drive and Arrow Trail ; Leonard Greenberg and Al Wilkes
were present.
The staff report was reviewed, noting revised plans had been submitted.
Specific concerns were reviewed including the following:
1 . Bedroom No. 2 - Windows will be operable.
2, Clerestory windows will be recessed 18 inches and be solar bronze
glass.
3. Supports for trellis at side and rear, will be stucco.
4. Wood for trellis to be resawn 4"x4" , with corners mitered where
necessary.
It was noted that the driveways as revised, were not acceptable. There
would still be vehicular conflicts in tEieir use and the Board felt that
t"�ey s�iould be re�esi�ne� or se�ara�ed for each unit providec.
It was also noted that the orientation of the wood slats used in the trellis'
would have to vary depending on orientation of the unit.
Other discussion centered on the Flood Ordinance requirements and perimeter
landscaping sizes and variety.
On a h1otion by Holden, seconded by Leung, the Board approved this request
subject to the following conditions:
1 . Driveways be redesigned to eliminate potential vehicular blocking, or
separate driveways be provided; with turnarounds as noted on plot plan
to be provided.
2. Perimeter landscaping to include trees in varying sizes and species.
3. Tennis court fencing adjacent to Alamo Drive shall be separated from
6 foot high perimeter wall by minimum 5 foot setback; setback to be
landscaped to minimize impact of tennis court fencing.

4. Street entries to be provided with security gates, with Mesa View
Drive entry designed to provide stacking for 4 vehicles and safe
and easy turnaround for rejected vehicles; detailed plans to be
submitted with final working drawings.
5. A11 cul-de-sacs to have a �"�0 ft. ra�i us as recui red i�y the Fi re �3arshal .
6. Southerly end of Grecko Path to be provided with cul-de-sac, or other
turnaround provisions, clearly marked "no parking" .
7. 20 fo�t wide emergency access to Arrow Trail from Racer Trail to
be designed as required by Fire Marshal , and detailed in final
working drawings.
8. Garage sizes to be increased to be a minimum of 20 feet by 20 feet
clear inside dimensions.
9. Nine foot high retaining wall along Arrow Trail to be modified to
utilize maximum 5 foot high retaining walls, stepped back to provide
landscape separation.
10. Minimum 2 foot landscape strip to be provided between north perimeter
wall and adjacent driveway.
11 . Air conditioner pads to be located or screened so as not to be visible
from street.
12. Plastered beam supported trellis' to be used over all rear south
facing sliding glass doors with 4"x4" wood beams placed parallel to
building wall .
13. Residential driveway to "exit only" driveway to Alamo Drive, to be
relocated to Iguana Road.
14. Swimming pools to be provided with solar heating; with panels integrated
into changing and/or equipment rooms.
15. Tennis court lighting to be down shining "black box" type with recessed _
light source and maximum 20 foot high light standards.
16. Final working drawings to include plans to show exact trellis
orientation for each typical unit orientation.
Carried unanimously.
Case No. 143 C - SEIBU APARTMENTS - Request for approval of exterior remodel-
ing of apartment complex at the northwest corner of San Carlos Avenue and
De Anza Way; Charles Martin was present.
The Board reviewed the remodeling plans and felt they were acceptable.
It was also determined that curb, gutter and tie-in paving (concrete
preferred, but asphalt acceptable) , be provided around the project site.
Additionally, the Board felt landscaping should be provided around the peri-
meter of the site.
On a motion by Leung, seconded by Holden, the Board approved the request,
subject to the following conditions:
1 . Asphalt curb, gutter and tie-in paving be provided around the entire
street frontage, as required by the Director of Public Works.
2. New substantial landscaping bet�aeen cur� anU :Nall to be provided.
Carried 3-0-1 (with Martin abstaining) .
