The frtmeeting was called to order at 2:00 p.m. after a one hour study session. Members Present: Al Cook Ron)Gregory Bernie Leung Charlie Martin Members Absent: Rick Holden Staff Present: Ray Diaz Steve Smith Stan Sawa Donna Gomez Moved by Commissioner Cook, seconded by Commissioner Leung to approve the minutes for the meeting of November 13, 1984 as written. Carried 3-0-1 (Commissioner Martin abstaining) II. Moved by Commissioner Martin, seconded by Commissioner Cook to approve the following cases by minute motion. Carried unanimously 4-0. 1. CASE NO: 230 C APPLICANT (AND ADDRESS): DANIEL RUSSIE, 73-780 Grapevine Street, Palm Desert, CA 92260; JP CONSTRUCTION, 74-831 Velie Way, Palm Desert, CA 92260. NATURE OF PROJECT/APPROVAL SOUGHT: Final approval of plan two story commercial building. LOCATION: South side of Alessandro Drive, 150 feet east of San Pablo Avenue. ZONE: C-1 2. CASE NO: 274 MF APPLICANT (AND ADDRESS): WILLIAM SPENCER, P.O. Box 144, Palm Desert, CA 92261 NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary architectural appproval of plan for an 8 unit apartment complex. LOCATION: North side Santa Rosa, 300 feet west of San Pascual. ZONE: R-2 Subject to the following conditions: 1. Construction plan shall be submitted for approval to the City Fire Marshal prior to issuance of building permits. All conditions shall be made a part of con- struction and no certificate of occupancy shall be issued until completed. 2. Final construction drawings, including a final land- scaping, grading. lighting, amenities, trash storage, walkway layout, irrigation plans and sign program shall be submitted to the design review board. No final inspection or occupancy permit shall be given by the department of environmental services to this project until the aforementioned approved plans and construction shall have been completed. LOCATION: Southeast corner of Monterey Avenue and Country Club Drive. ZONE: PC (2) Commission granted preliminary approval with the following conditions to be imposed: 1. Construction plans shall be submitted for approval to the city fire marshal prior to issuance of building permits. All conditions shall be made a part of construction and no certificate of occupancy shall be issued until completed. 2. Final construction drawings, including a final landscaping, grading, lighting, amenities, trash storage, walkway layout, irrigation plans and sign program shall be submitted to the architectural review commission. No final inspection or occupancy permit shall be given by the department of environmental services to this project until the aforementioned approved plans and construction shall have been completed. 3. NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of landscape plans for an office building. LOCATION: Southeast corner Monterey and Fred Waring Drive. ZONE: O.P. (office professional) III. CASES: A. Preliminary Plans: 1. CASE NO: 279 MF APPLICANT (AND ADDRESS): PALM DESERT PARTNERS, c/o JPH ENTERPRISES, 83-612 Avenue, Palm Desert, CA 92260. NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of a 104 unit apartment complex. LOCATION: Corner of Hovley Lane and Beacon Hill ZONE: AHDPR-18 MINUTES PALM DESERT ARCHITECTURAL REVIEW COMMISSION NOVEMBER 27, 1984 CONTINUED Mr. Steve Sullivan presented plans for proposed apartment complex. Commissioner Martin questioned the solar protection on some windows of the buildings. Mr. Sullivan suggested increasing the solar protection on the ends units. He feels that these are the only units that might be lacking solor pro- tection. Moved by Commissioner Cook, seconded by Commissioner Leung to grant preliminary approval subject to the following conditions: 1. Final construction drawings, including a final landscaping, grading, lighting, amenities, trash storage, walkway layout, irrigation plans and sign program shall be submitted to the design review board. No final inspection or occupancy permit shall be given by the department of environmental services to this project until the aforementioned approved plans and construction shall have been completed. 2. That the design review board reexamine the solar protection on the end units. IV. DISCUSSION ITEM: CASE NO: 164 C APPLICANT (AND ADDRESS): SAGEWOOD PLAZA (MOBIL OIL STATION) NATURE OF PROJECT/APPROVAL SOUGHT: Approval of working drawings for Mobil Oil Station. LOCATION: Southeast corner Monterey Avenue and Country Club. Moved by Commissioner Martin, seconded by Commissioner Cook to approve working drawings subject to the following condition: 1. That final landscaping and signage plans be submitted for approval by the commission. V. ADJOURNMENT: The meeting was adjourned at 2:40 p.m.
